Can tenants cancel square payments? I'm new to square and am wondering if it's good enough for holding fees and move in money at lease signing?

Or should I stick with money orders and cashiers checks in that regard? --50.32.xxx.xx

Yes, a tenant can always cancel a payment. Some are more difficult than others, so depending on if you have them set up on your end or if they set it up on their end.

Sometimes, they have to close the account the payment draws from and then the service will see it as a "dead" account and stops.

I would still want up from funds the first time in a method that cannot be clawed back. I know at the Convetion Jeffrey spoke and asked the crowd if anyone had any issues with claw backs and no one spoke up. But there's just enough deadbeats in the world that I would want the move-in funds certified with no option to cancel or claw back payment.

Once they're in, you set them up on your system.

Btw, I'm sure you read Square's policy on claw backs... They can dispute charges back up to 18 months, I think. Not that this would happen, but keep in mind that it COULD happen. Would your bank account be okay if you woke up one more to see 18 months of rent disappear?

Yes, there's a mitigation process and you'll get it all back eventually if you have their signature, etc, but resolution takes 1-2 months, and if the reverse charges cause you overdrafts and/or bounced payments to others, I believe you are still responsible for those. --173.19.x.xxx

Yes they can dispute the charge. I’ve had one out of about 100 transactions. Square has chargeback protection up to $250.00 meaning if you dispute the dispute they will cover the charge. That’s one of the reasons I only use Square for app fees. I have considered changing my policy on that but haven’t yet. --166.137.xxx.xx

One way to limit claw backs and other scams... Have square tied to one account and keep the minimum required balance. Sweep all but the minimum out regularly to another account not tied to the Square account. Say a separate savings or checking account.

*** warning... you HAVE to keep up with the account and sweep regularly during rent payment periods. Had a LL buddy get $7000 in rents withdrawn from his rental account while he was on vacation by a tenant with his account information on a deposit slip. Took 6 months of fighting with the bank to get them to admit that simply having an account number did not = authorization to withdraw funds. --137.119.xxx.xxx

I too prefer cash, but a check will do once I know they are good at paying. I don't even like to pay with paypal. Online I like to use a credit card, but I still use cash at the grocery store and I get a cash discount for gas. --108.44.xx.xxx

I have a Bank of America CC card. I recently noticed that there was a 24.99 credit service billing the account. I went back nine months with ease.

Bank of America was completely on my side in the matter. Had I said this was some sort of mistake where I have been billed for someone else's rent...I believe they would of done the same.

Been using Square and PayPal for occaisionaknrents and depsoits for years. Not a hitch yet.

Local LL travels a lot and ONLY accepts rent by CC. If they don’t have one they are to get a WalMart Bluebird or Walmart Prepaid Visa card and load the card.

Fyi: local LL had a $200 rent check clawed back after deposited. Not sure how.

No cash. Inwant to keep what oittle life I have left.

Saw Ken's post about "the rest pay cash"

Just throwing out there that I have actually had more and more times that the "cash" comes in and has some counterfeit bills. Most of the time, I really don't think it is the tenant "making the money", but the bank still doesn't take it and the police in my area are not too interested since it is usually just a couple of 20s that come in with the monthly rent.

Just saying we all need to be careful about ALL types of rent payments . . . cash or electronic.

Money order but more recently have been exploring alternative more direct means of direct deposit or transfer. I have one tenant that deposits going into bank with my account number, another that transfers directly each month through Wells Fargo Zelle, and I recently rented to an out of state applicant and received a deposit to hold apartment for them via PayPal. All has gone with zero issue. I am curious about Venmo. Supposed to be no transaction fees if receiving money from bank account or debit? --172.58.xx.xx
