I was showing a unit in my 4-plex near to CBS Television City/Farmers Market/The Grove, a "hot spot" in Los Angeles. People walked in an then walked out, disappointed in my pricing.

Then at the end of my first showing day, after the "lookers" had a change to compare my unit to others in the neighborhood, I had a flood of applicants. These were the people who put their noise up at me for asking a ridicules price.

My units had 7 (Seven) options that the competition shunned away from. There units were just cleaned and put back on the market with only bear bones. Mine had the following:

1) Fresh Hard Wood Flooring

2) Remodeled Kitchen with new appliances

3) A service porch with a wash/dryer and storage

4) A second 3/4 bathroom

5) A second parking spot - tandem

6) Upgraded electrical with outlets on all walls

7) Central Air Conditioning and Heat

Almost every tenant needed a second spot. Sharing a 2 bedroom with only one bathroom is a drawback, that's why I added a second bathroom in my units. A new kitchen with all appliances have value. So when the "lookers" calculated the few hundred extra a month I was asking in rent, they figured with all of my 7 extra, my unit was really a bargain.

One of the applicants offered me $100 a month extra if I'd rent them the unit. They are still there after 16 years......

Yes, of course. I would never take the first place I saw without doing some shopping and somewhere has to be the first place. They probably thought this was the best place and suited their needs after checking a few. That is a plus to me.

Sure. People who are taking their time means they're being cautious before committing to a major decision, and are moving according to their schedule, not the schedule dictated by some emergency. People who collect data, who think things through, who look at all their options, and then who make a decision--- those are good qualities.
