I bought a house for cash an fixed it up. It is a double, up and down in a suburb of Cleveland. Rent should be $900 & $850 (maybe $25 less worst case).

I have brand new: furnaces, AC units, Hot water tanks, kitchens, bathrooms, allure flooring, paint.

Roof is ok. large detached garage - shared between tenants. Both tenants have their own washer and dryer in the basement and separate storage areas with deadbolt locks.

With buy price and repair costs (95% complete now) I am into the house for $80k, no mortgage. $80k includes my speeding ticket going there, utilities, 6 months taxes, everything. It will be only 2 months from buy to rented and occupied.

How did I do? I hired out 90% of work.

It might be my best one ever. Water & elec & gas are already separate. Got it at sheriffs sale and heard a couple guys muttering this is Ohio thinking I made a mistake. I doubt anyone realized it was a double - legally - with separate utilities etc. They thought I paid to much.
