One of my secretaries went to a seminar of how to buy your first house. At the end a state government worker came on to ask people there to consider being testers to landlords th how to at But my secretary said that a small crowd gathered around that gov lady to find out more or to sign up.

Great audience for the government lady,..most in the crowd would be renters and a number that don't like landlords.

Gov lady said that her agency will train you in what to say to see if a landlord is biased toward any group or protected pets,.

Cited a case where a landlord had to pay 40K because of this.

As long as you don’t discriminate over the phone, I assume a tester wouldn’t actually come to a showing and fill out an application... anyone know if this is true? --24.147.xx.xxx

I would see if I could still get the recruiter's number and sign up for the training. No reason a LL can't also work for Fair Housing -- that would be discriminatory if they tried to exclude you.

That would be GREAT training on tactics and how your local Fair Housing office interprets the law. I can see you becoming a valued speaker at LL conventions across the country! --98.146.xxx.xxx

JohnnyB - They MAY show up for an appointment depending on if you have had any complaints about you (valid or not). From what I understand they would send a few over to "see/hear" what you say or don't say / respond on any questions or "offer" something to one but maybe not another.

Outside of that - I think if they call to "test" no, they wouldn't set up an appointment.

I think I get many calls from testers only because for some reason I know my posts get into the NYC area and I'm not even close to them (some may actually be local but many are actually in the Bronx or Manhattan area and after they've asked all of their questions they "come to the realization that they can't just commute to work").

I also get people calling asking about the apartment and they tend to say things that just aren't "right" (like the one I had the other day that said "I'm going to have a baby soon - is that going to be a problem"). YIKES! I can't even imagine and I know it happens and many are worse but some really do need to learn their lessons. Never did make an appointment to view. --69.201.xx.xxx

Most areas the vacancy is declining where rental housing providers raise the bar on who gets a rental unit. Unfortunately dogs can easily cause five thousands dollars worth of damage to a rental unit or more. After they move out all the hardwood, carpet are completely gone along with other damages. It is not they does not want dogs but does not want the pet vandalism along with taking out the rental unit for a few months to repair the vandalism. Those on the left think housing should be a right regardless if that right infringes on the safety along with the peace and enjoyment of other tenants. It is always better if possible to have a rental unit with higher rent or most of the utilities separated as this disqualifies problem tenants as they often have unpaid utilities. One of the tenants some of extreme left wing tenancy advocate groups is getting close to half million dollars a year in generous government subsidies from the taxpayer where some of chairs actually own their house. Then why move some nice tenants into those houses then so the damages done to those houses. After all housing is a right. They often defend the government rental units which are probably have the most problems along worse conditions then the private sector rental units. Then why not move into those government rental rentals then see where the reality instead of lining their own pockets. Half a million dollars a year to fund housing for around a hand full of individuals is not exactly affordable rental housing. Make it non-profit after a period of that money can easily buy a large building for non-profit rental housing. --147.194.xxx.xx

Owners of rental property can't be testers here. Testers make about $30.00 for every appointment they get. Whenever I have someone who repeatedly reminds me that they are a protected class, I just assume they are testers. Probably not coincidence that those ones never return the application. --174.192.xx.xxx
