Well folks, stick a fork in me, I'm done. I am officially retired! For the last time. I think.

We sold our last residential rental, my infamous 4 plex. It was the nightmare sale from h*ll. I'll blog on that later. Here's what I learned with multi-families. The only people who are interested in buying them are cheapskate landlords who think every sale is a distress sale. Present company excepted, of course... ;)

My misspent youth is catching up to me and my health is not what I'd like. The past 18 months or so I've had to accept that I can't do many of the things I used to, like maintain rentals, or stand on a gun range all day. I'm not going to kick the bucket tomorrow (I hope) but I'm 62, in a 90 year old body, with the soul of a 16 year old - and a 10 year term life policy. I finally have the money and the time, at the same time to do the things I want, so that is what we are going to do!

Last week was also my last meeting as a planning commissioner. Even made the paper! LOL I served for a two year term. Glad to get the experience, I've served on various boards for about 6 years, but glad to pass the torch.

I'm also taking a break from my firearm training business. Consolidation in the security industry dried up several of our contracts over the past couple of years as big companies with their own in-house training have bought up or outbid our local contractors. I run training for a couple of homeland security contractors and will continue that for now, as I'm the only one with the required licenses and certifications. But not the grueling 3-5 classes a week schedule across 4 states we ran for much of the past 5 years.

One thing I learned from landlording is that I really don't like tenants very much. Most of those in my market I wouldn't associate with in my personal life - so why I chose to associate with them professionally leaves me scratching my head. I was finally (thanks to this board and MrLL) able to screen and get some really good tenants the past few years. Conversely I greatly enjoyed flipping houses. Taking a dump and turning it into a nice home, and selling it to nice (solvent) people who would love and respect their home, not tear it up.

I will continue to participate here when I have something valid to add. We've talked about relocating to a cooler climate, but I actually like the 6% humidity and we just haven't found any place else that speaks to us. But for now I'm just going to enjoy some time to relax without a bunch of responsibilities beyond where to have lunch. :) --47.216.xx.xxx

I am going through some of the same kinds of things now (except I am quite a bit older). Because of some serious accidents, I am no longer able to do the maintenance part of landlording that I had done for so many years. It makes everything so much harder - and more expensive.

I now am gradually selling off rental homes. However, I will miss most of my renters.

There was no mention of the shovel, or anything like " So if anyone is looking for a nice used shovel case..." even a reference to a Craig's list ad "Locking shovel cabinet, mint condition".

Yeah, the only shovel talk was the first few posts which followed.

I can't speak for the rich landlords, but you've got to get up pretty late in the morning to fool me.

You know the pistola training seems like it started just yesterday. You sure have accomplished more than I did in the last five years. Wow, exactly where did the last ten years go for that matter? "Five Years" is still a block of time associated with projects I'm half way through.

The only worth while advice I can give is ....Try the Fairlife chocolate milk. Seems to be pretty good but they do bottle it in slightly smaller containers so the price is missleading.

(Yep, that's it. That is all I can come up with. Well what really could I tell Wyyat Earp, Doc Holiday, or an old shovelslinger like you?)

LTD, I'm still working on it, doing it slow. Retired from my gov't job 5 years ago and began selling my properties about 1 per year to keep the income/cap gains tax from swamping us. Finding places to put those lump sums were an adventure, but I managed. I love my condo in the Caribbean--my one present to myself.

I would love to hear how you managed to acquire a 90 year old body in just 62 years. I bet there are some great stories there. You have me beat. I have only obtained a 75 year old body in my 67 years.

PLEASE continue to lurk and comment often. I don't want to lose you. We have lost so any over the years. (I still wonder how Nancy from Detroit managed to sell her Detroit-city properties and have enough left to retire.)
