1. elderly long time tenant 1st fl hoarding boxes under market rent, apt a mess, time to let her go

5 dog poop, smoking nice lady, got to go

6. 4 family adults, cant afford market rent, bye bye

7. tenant texting me at 4 am and been a very abusive texter, bye bye, she didnt see that coming.

What happens over time is you know these are issues but typically you are dealing with bigger tenant issues and renovations and this stuff gets back burnered cause it can. But then it reaches a boiling point, we have to ask 3 elderly and one hoarder tenants to vacant and the typical PITA. --74.104.xxx.xxx

That is quite a list bet. I would make a priority list and rank each of these from worst to less worse.

Start with the worst first, then work your way down the list, one at a time. May seem less daunting that way. Then you can go as fast or slow as you feel you need to move down the line.

Over the past year I've gone from overly tolerant to zero patience. Have 3 young women who moved in May. They are the biggest PITA's I can remember in along time.

The grass is too long - it's fescue and it's summer it's supposed to be 4" high

the garbage disposal doesn't work - do you know where the switch is -no

it's freezing in here - turn the thermostat up

the water in the tub isn't draining when I take a shower - lift the trip lever

along with a dozen other complaints.

Yesterday I told them this wasn't working for me and I'd release them from their lease. They said they really like the place. Told them I'd hate to think how they'd be if they didn't and to start looking since June 30th is almost here. --71.75.xx.xx

Hmmm... Sounds like everyone might need a rent increase. I do small annual increases so my tenants expect one.

Biting dog and texts at 4 A/M, abusive texts ever, those would be first to go.

The ones with cleaning issues would get a face to face conversation. Remind them about letting others have things to enjoy, charity shops, et cetera. Give small but definite list of spaces that must be cleared. Spend time working on projects over the next couple of weeks, and check on progress. If hoarding was allowed to go on unchecked, perhaps its time to recaulk the tub, replace that dripping cartridge in the sink, other items that might need attention.

They still might need to go eventually, but, from my easy chair, its a bit on landlord for being lax on standards. As some of these tenants see standards going up, some will surprise you and up their game.

Yup, one of the mistakes we have made is not starting early enough and not being proactive. Kinda like going in a car accident with your eyes closed. This time I am getting the traffic report way early. All our leases renew May to Aug, so hitting it like JB suggests.

1 more are getting notice today. Girlfriend and bad boyfriend, I asked to see proof of income since he changed jobs, working under the table as of a month ago. He asked me would that work. If your section 8 is up for renewal raise the rent and see if it sticks. Assuming you are not otherwise troubled by that tenant.

Because of my 3 family fire last year I've carried some tenants along. The guy I'm always chasing to stay current drew short straw w me today. I've been paying utilities since they froze in the winter and he is a month behind and never has a money order.

Other family owes more then 1k and Began to fall behind on their payment plan. Pissed me off when they leaked/ spilled motor oil in several places on the new driveway.

Im turning over a unit now and have a vacancy coming up. Just paid all the taxes and have no cash flow. I couldn't dream of 86ing so many tenants as you in a row. Best of luck. --66.87.xxx.xx

I just sent a non-renewal notice to a 5-year tenant. She's super nice, a special-ed teacher, never complains about things being broken, but:

--her teenage daughter accidentally drove into the back garage wall, knocking it partly off the foundation, and she never told me.

--her refrigerator leaked for months on the kitchen floor, resulting in a repair job that I had to take down to the subfloor.

--she wrote inspirational quotes on her son's wall in permanent marker.

--her house is a mess, always.

--she's gotten behind on rent multiple times and is ALWAYS on a repayment plan.

None of these would make me kick her out, but the final straw was when I did a maintenance visit and saw a satellite dish installed on my BRAND NEW ROOF! Yes, I have a lease clause specifically forbidding it. She clearly thinks it's her house now. Time to reclaim it as my own.

I understand the need to boot. I would raise rents on bad housekeepers and boot the biting dog and the texter. On top of the ones you plan to boot, some good tenants will leave unplanned and may leave you in a hole. Do you have a percent vacancy rate that is your ceiling?

I am getting tired of some of my long time tenants. I have a couple in a 2br house who are my only weekly rent tenants. They are starting to slip each week by one to four days and shirking late fees. But, they keep the house well, their rents are adequate, and they are going on 12 years.

I am with Robin, when they start to act like they own my place, they go. This year so far, I have given notice to two sets of tenants and made them another Landlord's problem. One landlady, who failed to ask if I would ever rent to them again, told me her places were only ever open a day or two before she filled them. She was proud of her "speed". We did a lot of face time today, catching tenants at home. You can only do so much by phone, email and text. Best to have the one on one chat, walk thru your apartment, hear their concerns and repairs and most often than not I am pleasantly surprised how well the apt looks. Get info on the other tenants etc. I always walk away with more information than expected. So we are keeping a few that I thought were bad and def getting rid of the not so good ones. All of our leases renew may to aug. Then it is usually quiet the rest of the year. Good chance to move tenants around if they want something different. I think as maniac as it is, best to show prospects different apt at once. One thing we have learned most tenants dont have a problem with a $25-$50 monthly increase and if it gets raised every year its easier to keep your apt at market. --74.104.xxx.xxx
