Not in the unit. Yet anyway.

In 2011, I had a tenant leave a unit after fighting with his wife and walk down the street and hang himself in a baseball field pavilion.

About 2 weeks before that, I was mowing the grass at their unit and hit their dog lead with the mower and bought them a new one. To this day I wonder what he used.

About a week after this tenant hung himself, my RE partner shot himself.

So in a unit, no. In life, lots. --174.201.xx.xxx

Yes, had one take his life with a pistol on the sofa. His wife personally cleaned it up as best she could before she called me. She moved a month later and I had to replace the carpet spray a little clorox and do a little painting.

Don't over think it. It is a guarantee that we will all die some day, some at home, and unfortunately some at their own hand. While it is never pleasant, it is just another task that landlords may have to deal with. If she lives alone, make sure you have emergency contact information on file and a clause in your lease authorizing release of her belongings to a named individual. If it happens, make the call and provide them a key and a move-out date. --50.26.xx.xxx

There was a ghost in my home that I sold in 2000. A medium told me that he was hung on the property for a crime and that it was unfair punishment. I could feel the anger in the basement near a workbench that was very old. Property was built in early 1950s. Sometimes I heard footsteps upstairs. I saw him one night in a hallway as an electric blue shape. My little dog was staring down the hall and I looked. Left immediately and went to mother's house. She was failing and needed me to be there anyway. PUt it up for sale FSBO --73.178.xxx.xx

ST,

Good question! Yes it happens and it MUST be covered in your lease.

I have purchased 2 after the suicides - one hung himself from the transom over the door, another shot himself in the bathroom, bullet hole still in the wall.

Had a murder in a rental - guy smashed her skull with a frying pan while she slept.

The police do NOT do ANY cleaning!

Brad, that is horrible. Did you have any problem renting out the places after the fact? Did you have to disclose? In Idaho I don't think you have to disclose (state is still pro landlord thank goodness). I think I would disclose but worry it would be hard to re-rent. --160.3.xxx.xxx

It's nice of you to disclose the information, however, particularly certain people might immediately reject the place. In the SF Bay Area, I've heard that people from certain parts of the world really do not like the fact that a death occurred in a property and was once grilled by such a person who wanted to buy a property but wanted to know if someone died in it. Perhaps you can get a priest to bless the house for starters? --107.3.xxx.xxx

One natural causes and one unique case. Older tenant w/ emphysema and a lung transplant, didn't smoke when he moved in (guess what comes next?). Always reminded me that he had a gun whenever I went to service his unit. He turned out to be a heavy drinker too. Had an old dog and a mail order GF who visited. I was working on my porch a couple blocks away and heard firecrackers, neighbor says I think there was a shooting at your house (the one that caught fire the following year). I run down to an evolving crime scene. The tenant is laying halfway out the door in a pool of blood and has just been covered up. Upstairs tenant tells me he found him laying w his gun under his head. Local knuckleheads are saying they witnessed cop drive up and shoot him, and then every other idea under the sun. So was he being robbed, shot by a cop, or committing suicide (man/ dog was the speculation)? No, he had a pulmonary anurism, choked on blood and ran to the door to fire 3 shots, signaling help. Just turned out he fell on his pistol. Anyway I got to clean it up the next day (the mortuary statie gave me booties). Blood was contained to sofa and carpet mostly, nothing lots of bleachy water couldn't handle. I threw away anything covered in blood. It was harder to clean up all the sharpie circles the police drew on the floor and walls. When the unit was turned over to me I had an officer escort me into the apt while I video taped everything, so I couldn't be accused of anything disappearing while the apt was in my possession. Relatives came that weekend and I made sure they scrubbed the walls really good to get rid of the nicotine, if they wanted the security deposit. I have updated my lease regarding tenant death since then. --24.194.xx.xx
