I see so little about this subject, and yet it's so important. I started out with RentRight, but it was orphaned. After searching long and hard I came up with something that is cheap, easy to use, and works great.

QuickBooks Pro here - desktop version for accounting and tickler. Word for documents, email/phone for maintenance requests. Cozy for rent collection. At our small scale (6 units) it works well. --98.146.xxx.xxx |

Still using Rent Right on a Windows 98 machine. I tried Tenant File and Quicken Rental and they were too ungainly to use. I missed Tenant Files free 40 hours of telephone help in the first 30 days after purchase and I would have needed all of it. --216.23.xxx.xx |

I'm like Lana [IN] in that I am still using Rent Right. I am using it on my Windows 7 system in a virtual XP window. When I get my own office in the house, I will probably move the Rent Right software back to my old Windows 2000 system (not internet connected) and keep it running into my old age. --155.188.xxx.xx |

Jeff, what is your cheap n easy replacement? How many units do you need to manage? I too use buildium. I don't pay for all the bells and whistles but if you wanted a full service property program it's got a lot going for it. The biggest drawback for me is the 3 step process to keep track of credit card accounts and managing them in relation to the operating 'account' the system has you set up. I enter all expenses and income and use it to generate reports I give my accountant. Even in the basic option you have rental listing, prospective tenant screening w/ background check, tenant communication w/ email templates, contractor/ vendor work orders and a section to deal w/ other property owners if you are just the manager. I mainly take advantage of the lease ledger and like that the redesigned homepage lets me see lease ending dates and funds owed among other metrics in a snapshot. Also their customer support is very responsive and after establishing an email ticket you can get follow up help by phone if they don't understand your query. --24.194.xx.xx |

Small potatoes, as I mentioned, I have switched to Landlord Max. It is $200 per forever license for an unlimited number of units and does EVERYTHING. I have 42 units. I looked at Buildium, but it didn't match what I needed. For example, I don't use credit cards.
They seem like two different solutions. I'm sure Buildium is terrific.
I have looked at many different programs after being forced to abandon RentRight.
