I got an application from someone that lives in a unit of a landlord I know. That landlord has had discussions with this tenant regarding noise complaint from her grandkids making noise, noise from "loud late night bedroom activities" and a boyfriend staying there all the time that won't fill out and app or admit to being there's
On this app, the tenant puts her reason for moving is that she's looking to move out of her parents house.
Blatant lie.
But......
She doesn't know that I know where she lives.
The landlord said she is clean and pays her rent.
Also, she is family through marriage and I don't want anything to do with that.
She doesn't know who I am, as all of her communication has been done online.
I also don't want to give her the impression that she got a bad LL reference. It wasn't a bad reference, just some issues. She also made no mention of the boyfriend in her app.

Ditto Sid.....Next month I am sure I will have a tenant holdover situation from a tenant I am NOT renewing the lease. I knew going in she was going to be problematic, but it was a very soft rental market.

We don't call people to deny them. Most never call to follow up.
If they do want an answer we say "The office did not approve your app." (note we don't say *I* did not approve *you*.
Me? I would not bring up the family thing unless you are confronted. I don't see any good coming from alerting her to your authority. Family members will blame you for not giving her a break.

do not lie ... I REALLY am amazed at how often I see responses on here telling landlords to lie. It's just wrong on so many levels.
One option is to tell her outright you are the landlord and you aren't comfortable renting to her ... she knows why. No need to explain.
