I got an application from someone that lives in a unit of a landlord I know. That landlord has had discussions with this tenant regarding noise complaint from her grandkids making noise, noise from "loud late night bedroom activities" and a boyfriend staying there all the time that won't fill out and app or admit to being there's

On this app, the tenant puts her reason for moving is that she's looking to move out of her parents house.

Blatant lie.

But......

She doesn't know that I know where she lives.

The landlord said she is clean and pays her rent.

Also, she is family through marriage and I don't want anything to do with that.

She doesn't know who I am, as all of her communication has been done online.

I also don't want to give her the impression that she got a bad LL reference. It wasn't a bad reference, just some issues. She also made no mention of the boyfriend in her app.

How would you handle this one? --50.107.xxx.xxx

"I am sorry to inform you that your application cannot be approved at this time. If you would like more information, please mail a self-addressed, stamped envelope to 123 Anywhere Ave, NEs Town, PA. Best wishes on your search.

Regards, the Manager."

You knew that's what I was going to say, right?

Ditto Sid.....Next month I am sure I will have a tenant holdover situation from a tenant I am NOT renewing the lease. I knew going in she was going to be problematic, but it was a very soft rental market.

This lady is clearly going to be a problem, starting off with a lie is only downhill. Unless you are desperate to rent, pass. I like Sid's answer. --108.51.xxx.xxx

Run the other way. There is no good way to have this person as your tenant unless you have a small single family home with a big yard so she can't annoy anyone. --73.178.xxx.xx

I would tell her who I am and that I do not rent to family or friends --72.231.xxx.xxx

I agree with Ken. Since this is a relative, you may regret a lie or an ignore. My policy is to not rent to friends or relatives and if your policy is the same, you may have to stand that ground. --67.177.xxx.xx

Definitely confess to being a relative and that you don't rent to family. Imagine having to have the "loud late night bedroom activities" complaint conversation with her. Awkward. --108.69.xxx.xxx

OK, I tell them I have a deposit on the unit and I will keep their information in case the deal falls through and suggest they continue their search for an apartment. --73.178.xxx.xx

Reread your post. I now see that she is family. You can not lie to her. Just say you value 'family relationships' and will not complicate them by renting to family. --108.51.xxx.xxx

NE,

We don't call people to deny them. Most never call to follow up.

If they do want an answer we say "The office did not approve your app." (note we don't say *I* did not approve *you*.

Me? I would not bring up the family thing unless you are confronted. I don't see any good coming from alerting her to your authority. Family members will blame you for not giving her a break.

Manager, never the owner helps A LOT here!

BRAD

This is one where I probably send a letter with reason for denial as false/incomplete info or unable to verify address information given depending upon how strong you want to state it. You can send it from the company so she still won’t know who you are. --70.178.x.xx

do not lie ... I REALLY am amazed at how often I see responses on here telling landlords to lie. It's just wrong on so many levels.

One option is to tell her outright you are the landlord and you aren't comfortable renting to her ... she knows why. No need to explain.

Another option is to do the "ignore" method. --72.70.xxx.xx

Phone call : hey cousin, you sent an application to rent from me. I have a firm policy to never rent to friends or family, no exceptions. I'LL be returning your application fee to you. Say hi to aunt Betty for me. Good luck on your hunt for a place to live.

The "relative" issue makes this one easy. --174.216.xx.xx

I called her and left her a voicemail letting her know our policy.

That should be sufficient. If it's not, then I will bring up the other issues. --50.107.xxx.xxx
