State Specific Question About: OHIO (OH)
The tenant is on a m2m, and current on rent. The house has mold, and I need to terminate her lease. I have tried continuous running dehumidifier and spot treatments with bleach. Mold keeps coming back. Need to move her so walls can be opened up. The tenant has been a handful for complaints about everything and everyone. I need advice on 30 day termination wording. Happy clause, dear tenant if you can be out this weekend I will tear up the lease that renews every month and not charge for any fees not used for occupancy, we will settle the deposit per OH 5321 so I need your new address for the bank to issue your deposit. --76.188.xxx.xx |

Be careful in what you say to the tenant. Explicitly stating that there is mold problem, to the degree that tenant needs to move out, could open you to liability. Has the tenant complained of any health issues? --71.233.xxx.xx |

What Jerry said but beyond that there is the issue of the tenant reporting it to the county housing authority. I don't know about your area but here they will declare it uninhabitable and shut it down until they review the post remediation test results.
