First post here. Indiana landlord. Prefer to be semi-anonymous for now. Been renting properties for about 10 years. Single family units, have more than 1 and less than 12. Goal is cash flow. Doing ok so far, want to do better.

I will attempt the 21-day challenge starting now...hope I can make it.

Twenty one days is short time where improving rentals along with cash flow can take a year to five years. Found shopping at the Habitat for Humanity restores the dollar goes a further as many things can be bought for a lot less there. Usually within a large urban area there are few different restore where can locate on the internet. A lot also depends on ones ability to do things. The thing I did that was best at improving cash flow was when I started cutting the grass for all ten buildings. My mother passed and the state of NJ charged me $37 thousand dollars inheritance tax. That took my working capital and I had no money to pay the landscapers about a thousand dollars a year which is what it costs for grass, leaves and snow. So I pocketed that ten grand and worked very hard in hot and cold weather. I found a way to put a mower in my SUV and put a snow blower at each building and in one area there were three buildings together so I got a shed for the equipment. Another place had two four units together so I got a shed there for a snow blower. I only had one where there was no place to store anything so I just shoveled. Can't do that anymore following aging and surgery so the money is just flying away but I only have three buildings and my home left. --73.178.xxx.xx

It really does not matter if you have 2 or 20 or 200, rules change, trends change, popular paint colors change, as owners we change to meet the trends partway or in whole. But what can effect you deeply is when tenants change and how well your written contract works with the changes, drugs, extra family staying there, cars leaking oil all over, lawn parking ruts, now the tenant denies access - we need to have rules that blend with local and state tenant rules to protect our investment, doubt you will ever see a judge with an oily driveway or a autographed spray paint basement. --76.188.xxx.xx
