State Specific Question About: MASSACHUSETTS (MA)

Hello all, we need to renew our leases and need to get a handle on current rental prices for a 1, 2, 3, 4, bedroom apt. Currently ours are (1) bed $700, (2) 800-900, (3) bed 850-950, and (4) bed 1200-1350. thanks --74.104.xxx.xxx

Do a market analysis of your local area by looking at Zillow Rentals, Craigslist, and other local sources for comparable rentals. Drive by addresses or neighborhoods to get a feel for prices and age of building. Do some "mystery shopping" of the bigger complexes that have leasing agents. They are often happy to show you around and answer questions about extra charges (like extra charges for covered parking, etc). Finally. when you do post an add, start high. Too many responses to an ad is an indication that you are priced too low. You can always make a rent concession for a well qualified applicant. --98.146.xxx.xxx

Bet, a million years ago when I was a poor student I use to pay $10.00 a week for a room with a small kitchenette & 1 bath shared with 3 other rooms.

In my area 1 bedrooms go for $1,200.00 & up, 2 /3 bedrooms go for $1,450.00 & up. These don't include any utilities except water. For my units that have parking I get another $75.00 - $100.00 per parking space.

A general rule of thumb in my town is apartments rent for 10% cheaper than a house of same size and amenities. So if you have a house or an apartment just use the opposite unit as a comp and adjust as needed. --173.19.x.xxx

Your question is nearly impossible for anyone on this board (even those living in MA) to answer. In my area a 3 bedroom home could sell for $300k to $3 million.

The area you are in is extremely specific in terms of what it should rent for. Try asking local property managers what your units should rent for. You'll have much better luck. --50.45.xxx.xxx

In my area there are usually always at least a few on Craigslist and Zillow to compare, but every month at my local landlord meeting someone has a vacancy and asks what other landlords are getting for rents. Most of us rent in the surrounding few towns where we meet and can help guide someone that is about to put something on well below market rate. --24.61.xxx.xx
