Alex, this is a bulletin board whre people from all over the country (and Canada) post questions and answers. This is not a full service Property Management company or eviction lawyer firm.
If your tenants aren't paying rent, you need to follow your state's laws for evicting them. If you don't know your state's laws, I recommend hiring a local, experienced, landlord/tenant attorney to get them out for you. The cost and time wasted doing it wrong will be far greater than paying a professional the first time around. Go to court. Watch. Learn. Then next time you can DIY if you like.

As Sid & Alex said in order to help you we need more info.
FYI in general if a MA tenant has not paid their rent in full by the due date, you need to file a 14 day notice to quit for non payment. In MA there are 2 variations of the 14 day notice, one for MTM & one for term tenancies. This is the first step in either getting your tenant to pay or in evicting them for non payment.
