I am renting out a home, need to get a new Gardener. What qualification should I make sure they have? Do they need a license number? bonded? --172.251.xx.xxx

Here in California Workmens Compensation Insurance provided by State Fund is a SCAM!

Lets say you have a 4 unit building and want to hire a gardener and pay him $100 a month, that's $1,200 a year.

State Fund will ask what is your rent per unit. Let's say you are charging $1000 a month each for the 4 units, this is how they price your annual insurance.

Gardener Salary $1,200 a year @ 30% = $360 BASE

Rents @ $1000 a month times 4 tenants equals a gross

income of $48,000. So they will tack on to you

Insurance costs of $360 per unit, or an extra $1,440. So now your rate is going to be $1,800.

AND you may be give a huge deductible like $5,000 or $10,000, get this cheap rate of $1,800 a year.

SO when you gardener stubs his toe and needs some antibiotic or treatment for $300, STATE FUND will deny the claim and your gardener will have to hire an attorney to sue you. You are not allowed to pay a medical bill directly, those are the insurance rules.

So after you pay your attorney $3,000 and loose, you will then have to pay your gardener around $8,000. Since your deductible is so low, you can not collect a dime from State FUND. What a rip off. --47.156.xx.xx

Since State Fund Work Comp insurance also covers Sports Teams, players that get injured still receive their full time salary's of millions per game -- so in order to stay solvent, employers, landlords, etc have to pay sky high rates. So insurers like State Fund make up rules to suit them. If you have a 10 unit, then your gardener needs coverage as if he is working in all units...so you rate will be 10 times higher than normal....the sad truth to the game they are playing.... --47.156.xx.xx
