JB [OR] It's Massachusetts so they have a small magazine rule.

Make sure you have enough spare clips for excess unauthorised keyholders.

DO NOT COPY stamped onto a standard key does not offer any kind of protection against unauthorised copies. The automatic machine in Walmart does not even look at the bow of the key.

Our policy: We change the locks at turnover and I make a point of telling the tenants this. Tenants are issued 2 keys at rental agreement signing. I tell them that, if someone ends up with a key that they do not want to have a key, tell us and we will change the locks at no cost. I use the same brand of locks/deadbolts in all the apartments, and after a period of laying fallow, I reuse the locks. It is easy to change out the knobs and dead bolts if you stick with the same brand. We have had tenants change the locks without telling us or giving us a key. Is it causing any real problem or just makes you uncomfortable?

I don’t even know who most of our residents are and they don’t know me. I like it that way.

It’s their stuff that will be stolen.

Our job is to provide the housing and let them live their lives how they want.

If we really knew what went on inside our rentals we could not sleep at night!

With iCore.com locks I can swap out the cylinder in mere seconds without tools. We ALWAYS provide fresh cylinders at move in so old keys floating around are not usable.

Deebs, as you may be aware in MA, LLs are allowed to charge a reasonable key / lock fee to our tenants. I currently charge a $75.00 fee which gives them 3 sets of keys for their unit, their mailbox & any common areas. For common area doors my keys say Do Not Duplicate. Of course this just means you have to find a key maker with the correct blanks & the ability to ignore the Do No Duplicate wording.

Since we always rekey every unit at turn over I'm not too concerned about who tenants give keys to for their own individual unit. If it becomes an issue with "non tenants" using keys for the common areas I have those locks rekeyed.

FYI if a tenant requests to have their unit locks rekeyed during their tenancy, I charge them a $75.00 fee. Starting with my next turnover I'm going to increase my "reasonable" key / lock fee to $100.00 --72.93.xxx.xxx

I don't care if they give keys to anyone else. I would expect that they have an emergency key somewhere or with someone. I do. I like when they have someone stay or check the unit while they are gone. I do.

As for who is in the unit. Again, not my business. Unless they actually moved in or are disturbing other tenants,I assume they trust that person. It is their home and just as I don't want the government regulating what I do, I don't tell the tenant what to do. They just have to protect my investment and not damage it, and pay the rent on time, let me know of problems. That is our agreement. --108.44.xx.xxx

When I give residents their keys, I tell them they are welcome to make as many copies as they like. I actually encourage that they give one to a trusted friend or family member in case of lock out.

Here's a hint: they WILL copy their keys regardless! They WILL give a key to anyone and everyone no matter what I or my lease say. So... I learned not to stress over it and go with the flow.

However, as it says in our lease, if we ever have to change locks for ANY reason (the inevitable break up and now tenant doesn't want her ex-con boyfriend coming over any more)...it's a minimum $50 fee per lock. ;-)

Give 'em what they want and what they are going to do any way and find a way to get paid for it. Ah, capitalism! --173.19.x.xxx

I have read this a few times and what may be the underlying problem is having the lease identify the residents, I operate with an -exclusive use- lease, others who stay more than 14 days in any 100 need to be approved by management same as any other applying to live there, I charge a 50bux each month for these -unauthorized- people. --76.188.xxx.xx

We use Ernie's ICore Landlord locks. The keys say "Do Not Duplicate" and you can't if you just use a key machine...if tenant asks for a new key for friend or family, we charge $10. --50.82.xxx.xx

Like Sid, I like them having someone to prevent lock outs. I give an extra key at lease sugning that they may give to a trusted person, but, they do not have to give out. I make sure I say this when any others are not there to overhear, so mom or friend doesn't pressure them for the key. I make it clear they are the one determining if the other person is key-worthy.

My locks are rekeyed between tenants. I have had two tenants request, and pay, to have locks changed when the trusted friend/relative fell off the wagon. --172.58.xxx.xx
