State Specific Question About: MISSISSIPPI (MS)
We have a two multi-unit apartment bldgs since 2009. My father-in-law built the complex in 1995. He wasn't given an option to allow tenants to purchase their own water meters. Now, we have the property. Water and solid waste was around $600 per bldg but in the last five years, I'm paying around $1400 a month for both bldgs. I approached the utility company and their suggestions was to buy meters, calculate water and sewage usage and bill the tenants. I've done everything to minimize water, milk jugs in toilets, restrictive of only tenant occupancy, locks on outside water valves, disconnected dish washers, etc. What gives here? There's no way I want to open a utility company. I've spoke with the Mayor...which was a joke and got me no where. My main concern is with rates increasing...what is it gonna be in a couple of years? Should I find a lawyer to fight my case? I welcome any advice or insights on this matter.... would be great! Thank you! --162.227.xx.xxx |

I have a couple buildings like this. I charge the tenants a flat rate quarterly to help subsidize the utility. (Maybe you want to charge it monthly). It doesn’t cover the entire cost, but it takes alot of the burden off of me. Determine the amount you would need to really make a difference then divide it amongst the tenants. But keep it a flat rate. If you make it variable each month or quarter, both you and the tenants will go crazy. The most logical way I know f is to separate the pipes feeding each unit and meter from that point inward, PEX pipe will make this go easier than sweating all that copper if you are allowed PEX in a multi over a certain size, best to have all the meters in a location where they can be observed by the tenants in that wing or arm of the building. --76.188.xxx.xx |

use a per person formula. give it a run for a few months and then adjust as needed. so 1400 for 2 buildings= 700.00 per building. divided by how many units? then figure party of 2 or party of 3 or 4 or 6. If you don't get it perfect you'll be close-- then adjust to make 10% return for managing that portion of your rental.
water and sewer can't be the same for only 1 person in unit as opposed to a family of 5. --99.103.xxx.xxx |

Unless you wrote something wrong, from what I see it looks like the total bill went from $1200 to $1400 over 5 years. That doesn't seem like a monstrous increase.

Hey.... THANKS FOR ALL THE GREAT ADVICE. The issue besides the commercial pricing is the Utility company won't allow the tenants to purchase meters. I plan to check ordinances in our town. My husband is a licensed contractor and can do all the new construction and lay the foundation for new meter, pipes, etc. They want us to purchase individual meters, and run it as a water company. Which in not ok with us. As far as the prices of utilities..... Both buildings 5 years ago was $300 for both sewer and water. It may just be easier to do the flat rate and go on about landlording... --162.227.xx.xxx |
