Do you mean a screen? Too bad it's not 50 years old it would be an antique and much more valuable. If they broke it and you need to replace it, find one that looks like it and save the bill and deduct. Why not? The only things that are prorated are carpeting and maybe drapes, I would think. --73.178.xxx.xx

Twice my fireplace screen mesh and glass cover doors save my house from catching on fire. So I don't charge tenants for damage to the fireplace front coverings.

One tenant threw away my fireplace screen and log holders and put a few bricks inside. During the night the log in the fireplace shifted as the wight got redistributed and rolled outside the fireplace on to the fireplace tile. Tenants left a carpet on the fireplace tile for their dog to sleep on. The house caught on fire. I had several halon sprinkler devices that went off and put out the fire. Of course, those sprinkler head have been made illegal because they work so well. --47.156.xx.xx

Not sure what 24 years old has to do with damages? If soething is damamged and was documented as OK when they moved in-- figure the value and cost to repair and deduct from deposit.

Not really clear on what your asking because all damages, above normal wear and tare, are deductable against the deposit. --99.103.xxx.xxx

Ah, so the surround is the decorative exterior part that's not the mantel shelf?

What's it made of? What's the damage? How easy is the fix?

My parents have a rock-faced fireplace-- but the mortar was poorly mixed, and some of the stones have always had a tendancy to become loose.

I have a rock-faced fireplace of a different type-- and I doubt I could replace damage if I tried.

One of my rentals has a closed-up fireplace with a wooden surround. It's just paint, with gold-paint accents. It's no big deal if something happens there-- you just daub a little touch-up and it's okay.

Another of my fireplaces has a tiled surround. I'm not sure if that tile is still available outside an architectural salvage store, but it might be. If someone popped a tile off, it could be an easy fix; if someone smashed a tile or totally lost one, it would be difficult to replace.

But the thing with SD charges isn't so much the damage or the repair-- it's defending it to a third party should it get challenged. So make sure you keep your documentation of damage, labor, and materials, in case someone demands you defend your numbers in court. --166.137.xxx.xx
