We have a prospective tenant has "no score" for credit per TransUnion. Has anyone experience this and the outcome?

Apparently, he doesn't have any debt. The credit report shows that he has credit card(s) and I assumes they are paid off entire monthly. The wife has relatively good score 709 and no debt.

From credit report, both have many same past residence addresses. The report doesn't provide timeline. I will ask the applicant about this. On the application, one address is listed since 9 years ago (2009) but we asked to provide past 5 years residence(s).

Is this a concern?

On the husband monthly pay stubs, there is no reduction for tax or other items. There is a reference "bill." He has been there for 11 yrs per application. It may be he is a contractor and pay tax on his own? I will ask them about this as well as calling the company. Should this be a concern?

If you listen to Dave Ramsey at all, no credit score is a good thing. It means you have no debt and you pay cash for everything. I don't think he's paying his credit cards off every month, otherwise he would have a credit score. He's simply not using them. I wouldn't totally discount this application. 11 years at the same address and good reference from the landlord would mean same as good credit score to me. --98.175.xxx.xxx

He might be on a 1099, but 11 years seems like a long time to stay somewhere as a contractor, but if the money and the situation is good some people in certain industries will do it. You're in Maryland so maybe he is a contractor for some kind of government or defense work?

I'd be more concerned about verifying whether the employment is real than on whether his taxes are deducted from check -- that isn't really your concern.

It likely wouldn't bother me when the other person has a decent score and everything else seems to make sense. (Also, I wouldn't put much in dates of previous residences not lining up exactly between what they said and what the report says -- those on the report are often just guesses basically. Mine shows two addresses that I never even lived at for various reasons.)

Jeff: Go read what I said again. I said that it wouldn't bother me because the OTHER person had a "decent score." This is a husband and wife applying. The husband has no score. The wife has a "709 and no debt" -- which is a decent score.

So, no, this isn't about just a "no credit score." It is about a couple where ONE has no credit score and the other has decent credit.

I've rented a couple of times to people who came back insufficient information to determine a credit score. I can't remember which tenants, but I would have remembered if they had caused me trouble.

Also, credit reports have them in the same complex diff unit in the past along with 5+ other addresses (relatives) in between.

Property manager is happy with them, good comments, as tenants and sorry that they would go.

So they are good standing but not quite honest for what's the purpose? I plan to ask the applicants for explanation. I would like your advice before doing so. Thanks.

Ramsey is totally incorrect. without a score no lender or LL...can determine how well a person manages credit. without credit your options in life are very restricted...Ramsey didn’t handle debt well in his past so he espouses cash. most of use don’t have millions set aside for cash purchases but we do have good credit to leverage. JB [OR], i am sure ramsey is FAR richer than me...he works way more and takes way more from many who send him checks for his facile advice. here it is for free...spend less than you earn. delay gratification. don't borrow for stuff that does not earn you money. that's where he and i part ways. that said, you missed my point. proper and wise use of borrowed money makes us rich because we do it the smart way. i loan hard money...to other smart users who know that properly managed debt is a useful tool. my money goes ONLY to flippers that know that they can earn more faster with my cash than if they relied on their own earnings and returns.
