Received a call from a tenant tonight, advising that she received a call on her cell phone from her house phone so she called the cops. They wanted to know if she had a key to the backdoor about securing the house? So she calls me and says she never tried her key, do we have one?

Maybe that was her way of letting us know that this happened. Then she said she had been shopping & was on the way to the courthouse like the deputy told her. Evidently she must know the perpetrator, sounds like ex drama to me but IDK.

Now, my question, what about damages? I have her deposit but if she knows the person, and how else would they have her cell number, shouldn't I get her to pay the damages up front? --71.51.xxx.xxx

Yes Pat, damages to your house while she is leasing are her responsiblity.

Same as whenever you rent a car. The car is checked in and any damages are charged to your credit card or insurer. --72.172.xxx.xx

The damages get charged to the next rent cycle, I only divide when the repair cost exceeds a month rent value, the 20bux a month nonsense is simply that - nonsense, it took 45 minutes to bust the door (including the argument that resulted in broken door), less time to break a interior wall or window glass. --76.188.xxx.xx

Yes, more info. She had been dating him then started ignoring him or whatever. I have pulled up his rap sheet on the public court case info. Long history of trouble, destroying property, etc. This was the reason I only rented to her as a month to month, because I knew she was a bit of a drama queen. She does have a history of paying and keeping things clean though, so I guess I am taking the bitter with the sweet.

I wish people could learn from their mistakes but I know it is a way of life for a lot of people. We'll have to assess the damages in person today. She sent me photos on her phone last night and said the deputy "suggested" we install a deadbolt! That might be true of a house but any manufactured home is easy to kick the door down, a deadbolt just makes more damage!

I would charge her for the damages,when she pays june rent and does not include the damage money I would credit what she gave me to the damages and the balance to rent and then she would get an eviction notice for unpaid rent. --72.231.xxx.xxx

Another sad case of Wimpy-Lease-itis.

Break-ins are a common event in LLing and are addressed in a proper lease.

My lease is clear: Resident is responsible to clean and protect the home...responsible for all cleaning and damage...Management is not responsible to determine who caused the damage.

Did you change that backdoor lock when she moved in?

With all LL love- is there a reason you accepted a person with known drama and a denied BF?

We repair the damage to make the home safe and the res pays $50 per hour within the next 30 days, NOT wait to take it from her depsoit at move out. Also know this is not the end of the drama and damage. I suggest it’s time for her to go.
