I own a duplex in NE FL, aka cash cow, have ahd it rented for 19yrs, but I am getting out of the market in about 2 years, my decision. Two duplexs within a few blocks of mone have sold recently at very good prices, and about the same size. Both of them were split and sold as separate units, so four units sold. If you take the price of each unit sold, they add up to very good prices for the seller. My question is when I sell should I split mine, or sell it as one unit, any suggestions? thanks --99.166.xxx.xx |

Seems like that would boil down to two things.
One would be whether you are willing to own one side for longer than you own the other.
Two would be a math problem. What could you net after all costs of splitting and selling separately vs net of selling as a duplex. --70.178.x.xx |

Lot's of trouble for only a duplex. I have purchased a 10 unit and split it up as town homes. I then waited until the market greatly appreciated. I then sold 4 units and carried back the mortgage. Now that 40% were sold, banks would lend out on the remaining 60% - 6 units. Over time one by one I'd sell off either when a tenant could buy their unit and get financing or when a rented unit became empty. Over 30 years, instead of the property only double as an apartment building it went up 400% in value as town homes. Making worth the trouble to split them up. --47.156.xx.xx |
