I never want Jeffrey to pick on me again....or maybe I do! I've already taken action from the Convention. Got home yesterday, and the first thing I did after hugging the wifey and kids was updated my lease:

1) Added emergency contacts that can received noticed and deliveries on behalf of tenants. Thanks Brad 20K.

2). Added credit/debit card charge authorizations that include processing fees. Again, Brad 20K.

3) Added a month to month rental agreement conversion fee and rent premium. At the end of year lease, if tenant does not renew for another year, there is a $50 fee due for the privilege of going M2M....PLUS a rent increase premium. The monthly premium idea came from Mr. Jeffrey Taylor, but the M2M conversion fee was my idea (I think). I used to give this option to the tenant for free! What was I thinking?!? Each year they stay M2M a renewal fee is due and the rent premium stays in force. The premium is in addition to the normal rent rate increase.

Working toward level 5 land lord!

I really appreciated Steven sharing all those wonderful websites! What a wealth of knowlege that guy has! I need to do better with systems for sure.

I too am implementing The $50.00 fee for staying month to month-thanks Sid (just learned this now)

I wish I would have gone to one of Brad's roundtables, I just didn't get to that end of the room. :(

Just to throw it out there to protect people... Charging extra for credit cards is still illegal in some states.

(It used to violate Merchant Agreements everywhere, but that changed a few years ago. So, now you only have to worry about state laws.)

I just don't want people to jump on ideas before they double-check. :)

Sid it was good to put a face with a name this week. Also great job on the round table you lead.

I think top of my list around family things this week is automating my screening/app process based around things you showed. All great ideas to integrate and implement. Your #1 and #2 are on my list.

Regarding #3 I add an additional $25 per month for M2M, but I like the idea of the conversion fee. Keep us posted on how it works out.

I have spent the morning going through all my notes and determining what needs to be integrated immediately into checklists. I see several things that are going into R&D list, but of course several things to go into the immediate operational list.

Then again I'm not sure I have completely processed all I have heard.

I also have a list to implement. 1st one is checked off the list as well. I have a website up and running. I am still tweaking it and also have to wait for the upgrade to process to implement sections of it, but we're up and running. Step 2 is tweaking my lease.

I'm in the process of compiling a list of ideas some from the conference a few of my own in a spreadsheet. I'll a column for cost and a column for the payoff - what it gets me. Then I'll sort by payoff and cost (and that's not always a dollar figure so non dollar items I'll create a rating number system - another column lol) and come up with a top 5 list. --71.213.xx.xxx

Sid,

First thing implemented and integrated: sleep! Pure joy to hang with Q&A Forum friends into the wee hours. I learn so much by listening to some of the most creative investors around.

Second: back on my “nutrition plan”. The lunches on the deal were sooo incredible! And the hotel restaraunt! (Our toasted ravioli Sid! An AMAZING rib eye that I wanted to keep eating forever, crawfish/cheese dip, Angus burger SO good I got another one the next day). Ever have food so good you think about it into the next day?!

Special thanks to Timothy who let me DREAM by driving his Tesla and also NOT driving his Tesla (autopilot! The strangest sensation to let go of the wheel!!) Mind blown, added to my list!

On the drive home we talked about which homes could become corprate housing and which to try Airbnb.

Integrated: at today’s family gathering I hired my adult neice who was big with selling make up and stretch pants on Facebook and a realtor license to work our website/social media marketing, and resident retention program. Once oriented she will work online from her home (pregnant with 3 already landed)

I am re-energized!

The Microsoft Update struck me at the hotel and disabled my computer - judging by the amount of chatter about this online, I am not the only one. DO NOT let that update happen to you!!

So I am using an old laptop to post here but all my STUFF is on my disabled one. I am tempted to just go buy a new one...

Anyway, once I get my STUFF back, I will be implementing a M2M premium but it will be $100 a month as I don't WANT anyone to go M2M, but if they insist that's fine with me! And thanks for the conversion FEE idea.

Finding out that STEP-children are not considered disqualified persons by the IRS when it comes to a self-directed IRA was a revelation (as long as you treat them as you would any non-related person rather than granting them special benefits.) I was very motivated by Sid's roundtable to become more web-centric and automated. Thank you, Sid, you younger than I thought you'd be dude. I guess all the Sids I know are older than me even -and that's old! Lots of other ideas at the conference to contemplate and study. Appreciated all Steven's website or favorite apps shown. Pmh [TX] - I shared the same thought, until one retailer told me they were passing along to their customers the same surcharge the cc financial companies imposed on them. It's simply a zero sum game. --99.203.xx.xxx
