One of our sometimes rather "sloppy" tenants keeps having mice problems every year or so, which we have been paying for, but have never completely solved, Can we rewrite their lease-at-will at any time if we decide to shift the entire cost for this onto them?

What does our lease say? This should be in every lease.

My lease is clear: pest control is the responsibility of the resident, includes insects and rodents.

Mice COME from somewhere so search for their origin - fileds, neighbors, trash...

Gotta remove their food and water or you will never get rid of them. Seal up foundation cracks with steel wool.

Even tho I want the res to handle this I realize the res will not and MY investment will have mice.

Go to DoMyOwn.com and get educated on mice.

Old school traps still work. I just watched a video suggesting multiple traps with peanut butter.

Me? I’d give them a bunch of traps and set them up, showing the res what to do.

And lay out a bunch of mouse bait.

Use multiple traps, no matter what the lease says, because T will not. They're cheap.

Use fresh peanut butter - the only question will be Skippy or jiffy and change it daily. Wear gloves, so you don't leave your odor on the trap.

If there are mice in there, the traps will get them.

I look at mice as a problem that both the tenant and building owner have to solve. (note, I have 1800s country houses). Inside the food needs to be in sealed, chew proof containers and no crumbs left around. Traps need to be set and cleared. But the LL needs to keep the vegetation down around the outside and seal any holes in foundation and roof areas.

Not sure what your "mice inspection" consists of, or a lease at will, but any change to a month to month agreement would require a proper notice which would be a calendar month in my state. The choice being if they don't agree they have to leave. --108.44.xx.xxx

Yes, no bait. It can kill your dog or cat or the tenant's dog or cat since mice carry it around the house to their little nests. Also dead mouse can smell like a bathroom or the worst musty smell ever under a cabinet that you can't move. The Latin word for mouse is MUS as in MUSty. It's bad. I glue trapped one and he ran under a large cabinet dragging the trap and died in there. Glue traps are very effective but I drown the mice that are stuck in it rather than let them starve in the garbage. It's a dirty business but they carry diseases that would kill my dogs if they pee in the dogs' water. So the choice is not difficult. It's them or the dogs. --73.178.xxx.xx

Joe, if it is single family, they are responsible.. if Multi, just do it..

If you didn't write it in your lease, its about time.. For month to month, you still need to get their consent to sign a new lease, can't just force on them as far as I know.

I don't do mice inspection or bedbug inspection cos it is not fool proof.. do treatment when it happens.. --71.232.xxx.xxx
