While I am at the convention, my 3rd floor tenant locked herself out (after she changed the lock, instead of our standard deadbolt only setting). She couldn’t believe that she has to pay to get it unlocked and proceeded to get the fire Dept to bring out their big gun.

I already texted her the clause in her lease and she will be responsible if Fire Dept makes any damage to the building.

I was surprised that the fire Dept actually came out (1st floor tenant informed me and thought it was crazy) --107.77.xxx.xxx

If the fire Department sends you a bill as the Owner, I would add it to her account, and if she does not pay it, you have cause for eviction.

Only if your lease is set up that first $$ go towards Fees, leaving rent unpaid could you do that, however.

We have it in our lease that the tenant is responsible for anything of their own doing and they will be billed for it.

True story:

my neighbor called 911 for an allergy attack. 2 fire trucks and an ambulance showed up. They took her to the nearest hospital (3 miles) and she was released after an hour. She took a cab back home ($22).

Later the bill from the city came: $1,500.

One of my low-income tenants claimed she locked herself out of her apartment and her baby was inside by itself. She called 911 for help. The fire department took a spreader and stretched the door frame to get inside. This tenant has no children was came home from a night of drinking and dancing. She left her purse in a friends car with the keys to the apartment.

Then next week I took my socket set and changed the position of her car door so it wouldn't shut. She had refused to pay for the damage to the door frame so I gave her a taste of her medicine. I told her I stretch open her car door frame and it was going to cost $1,000 to bend it back in shape. Her brother, who lives 5 miles away and has a key to her unit, saw the hinges were moved on her car door and put it back into place.

She was going to sue me for a new car because I touched it -- she didn't have a parking spot on the property, not even a license to drive -- so I was pleased to scare her about stretching it. --47.156.xx.xx

I don't know if you can include a new knoblock in the bill if you had provided a passage handle as original equipment - just pulling your thermocouple Elliot but the repairs and GUV team assistance bill would all be charged to the tenant starting in the next rent cycle.

JR - many times Robert points out the dumb things that tenants without taking common sense medication are capable - messing up our daily lives and expenses. When I don't like the content of a television I just turn it off. --76.188.xxx.xx

After spent some quality time with family, catching up with my Q&A stuff..

We always give tenants option to use our service or local lock smith.. Being class C tenants, they don't want to pay for anything, with or without their being at fault.

I have included this in the conversation during lease signing. I suspect that she made something up so that fire dept has to come out. She knows that she will get the bill if I get it from the city.

My another C tenant called fire dept at after biz hour, when her kitchen sink was clogged(it was the main at the basement, and the water from upstairs came out of her sink). I called fire dept back, they were like, no biggie, they got called out for all sorts of things.. --71.232.xxx.xxx
