Wow!

So my kid in college needs a co-signer. Yikes. The lease is 31 pages long. 31 pages long. I'll bet Brad's is not even that long.

We went and saw the building together. Didn't see the ACTUAL unit. Got quoted one price, but the lease has another price (but once they see he is a student, the price will change). Ok... but meanwhile you want us to just electronically sign your 31 page lease without seeing the actual unit and at a different price. Hmmm...

And we were quoted a monthly price. But the lease is only 48.5 weeks long (but you pay for 12 months). Certainly makes turnover for the management company better, but not so good for the student.

For where my son will be, the price is actually quite good. However, I do not care for how they are setting this up! I suspect this building is owned by some big wigs or is part of a REIT. It just had that feel to me. Good for the owners to protect themselves, but being on the other side...

When he called to ask to see the unit, "we don't do that". I said it is state law that if we request to see the actual unit for the lease, that they have to show it to us. At least, that's what I remember.

No wonder management companies and LL's get a bad rap. I know most of us here on this site are not like that.

Don't mean to be complaining too much, just found this to be interesting in how this building was managed.

Thats the free market.

Evidently, the management is able to get away doing things their way because the market will bear it. If they had difficulty to fill their units, then we may be sure that they would adapt and change whatever they need to change, or die.

Going through the same thing for my daughter. Advertised one price but the lease says $300 more per month with all kinds of extra fees. Says 12 payments but with a schedule of 10. Also this is a one bedroom but the lease is structured for a rooming house. Nope. --208.102.xxx.xx

It’s always interesting. I had to force one landlord to supply battery operated smoke detectors and a co detector at one of my son’s college apartments. I do make my children put their own money up as a security deposit so if they or their roommates screw up, it is their money they are throwing away, not mine. My son gets angry when he is the only roommate left cleaning to make sure he gets he most money back that he can. --107.77.xxx.xx

I wouldn't even consider using a 20 or 31 page long lease. Even though probably legal I believe a California judge would nit pick it apart believing I as a landlord was taking unfair advantage of an unsophisticated tenant in lease matters. --75.22.xx.xx

My lease, written by the NCREC and NC Bar Assoc, is 6 pages long and written in plain english. Apartments in this area have leases that exceed 35-40 pages.

The judges in this area hate the long leases. They think, correctly, that the length of the lease is intended to act as a deterrent to tenants from reading it. --71.75.xx.xx

Beth,

Mine is 30 pages, Arial Narrow, single spaced. Covers everything I’ve ever been burned on plus great ideas from here and others.

Check the lease dates and occupancy if he renews. Daughter had a similar lease, had to move out during the summer even tho she was staying (dumb!) and had to move out BEFORE her last 2 finals (amazing!)

I’d want to see some actual apts, maybe not the exact one for Sonny, and ask current residents about service.

Me? I boarded with an old lady for 2 years. Off campus, quiet, calm, and great cooking if I bought the food!
