As the rooming house turns....

Just venting/sharing here:

This morning, I got a text from a roomer that he heard what sounded like someone trying to open the door around 1AM, when everyone was home.

This evening, I got a call from the same roomer that - on his way home from work - he noticed a broken window in the front of the house. Someone else's room, not his.

Sure enough, video shows 2 guys lurking, trying to look in a window, pushing buttons on the electronic deadbolt, then disappearing off camera around the corner to where there is a broken window. Got a really good look at one guy.

It's a double pane window, and thankfully only the outer pane is broken. Not just cracked - 2/3 broken out! Glass out on the grass.

Bonus: When I went to check on the window, it was getting dark & the light was on inside that room, so I went and knocked on the door to ask the roomer what he knew. Someone was moving about in the room, but wouldn't come to the door. Hmm...that's odd.....So I texted him "What do you know about the window?"

Roomer: Nothing Me: Can you please come out and talk a minute? R: I'm at work. Me: Then who is in your room? Are you on break? Meet me outside. He works at a restaurant very nearby, so I went over. Said call that person now and tell them to leave. R: There's nobody there, I swear, Etc, Etc....

Of course, this person had time to leave - and did - before we got back. He asks if I have my key (not on me). He jimmies the bedroom door open. I notice damage on the trim from this being done before, and a broken window blind slat. He doesn't know where his key is, Blah, Blah, etc...

So I get to remind him how a visitor may only be present when he is home, NOBODY else may have his key or door code, I KNOW I heard someone in there. Oh! And his rent is currently late - again.

I'm no psychic, but I see a vacancy in the near future.

I called the non-emergency number to file a police report, and after I've been waiting a while, every car in the precinct flies by with lights on, then a fire truck and ambulance. So I called back & cancelled - guess I'll file that tomorrow. Well be able to see better in the daylight, anyway.

I remind myself: I need to do some work to get the c. 20-25% + ROI this place gives. That's just how it goes sometimes.

Oh well - what an evening!

HA! I have learned that step 1 in a turnover is to jump on QuickBooks and see how many $$$ you made off the departing tenant over the years. Somehow that makes scrubbing their nasty toilet that much easier ,,,,, --98.146.xxx.xxx
