A lot depends on when your property will be ready for occupancy. I won't show an occupied property and I won't show one if it isn't in move-in condition.

My experience is that people start to look less than a month before they have to move. Since all my leases end on the last day of the month I start my advertising on the first day of vacancy, assuming it is close to the weekend) and schedule showings for 3 days later when the turn over work is completed.

The day you advertise also matters. If I place the ad late Thursday by mid-day Friday I am overwhelmed with responses for showing for Saturday and Sunday. If I place the ad earlier in the week I get half as many responses. --71.75.xx.xx

Now. Today. Most move on 1st. Middle of month, or close to 1st of month. End of month is good cause people have to give notice from rent paying day... So just about any day works for me! Rent on! --99.203.xx.xxx

Not sure where in GA you are but here just south of the BIG city vacancy's are filled quickly. Our ad states the prospect is required to do a ride by to "check out the area" we start that about 3 days prior to home completion. They are requred to call and make an appointment to submit the app and doc's.

As others stated we don't show when full and not when were in the middle of fix up. To many walking around while your trying to work. Second part of that. Although prospects say they understand about the rehab--THEY DON'T. --99.103.xxx.xxx

I try to miss the first of the month by a week so that all the folks who were kicked out have settled somewhere. I also like to advertise a month ahead of availability so that I will get people who are planning ahead. I have a vacancy now. The new stove comes tomorrow. You could try a "coming soon" ad showing the date of availability. This type of advertising has become very popular when listing homes for sale. Do the same ad you normally would showing amenities, pix, location and rent and see what you get. --71.75.xx.xx
