if you have two identical apartments, upstairs and downstairs, do you charge a premium for the first floor apartment?
Thanks. --24.193.x.xx |

In Mass. the second floor costs more, if there are only two. It's quieter. --24.63.xx.xxx |

The first house we bought was a two family made it s three by adding a dormer, same price for each floor, some people like the upper floors for privacy ,even though they have to trudge up those stairs, just make sure the risers are all the same height........charlie........................................................and to code,or better............. --174.199.x.xx |

Pro and cons to both. Are you currently doing this? Is it working? What are you thinking about it? --99.203.xx.xxx |

I have been charging slightly less for an upstairs apartment because of the stairs. But it sounds like there is no real reason to charge a slight discount. --24.193.x.xx |

Don,if they are both similar, just price both at market, the market usually dictates price..How is demand up your way ,your scenery is beautiful, that alone should mean a lot, maybe like Massachusetts you could get more for the 2nd,try it.could be the difference between a Big Mac and just a plain olde burger?.

My price is based on the market rate. Any differences in price in the same building are only because 1 is smaller or a particular unit hasn’t been updated as much. If I have multiple units open I have found each group has different preferences (upstairs, downstairs, front or back of building, end unit, price). --24.61.xxx.xx |

We have two story apartments. The ground floor units are always easier to lease. The second floor (same apartment layout and space) we charge less than the first floor. Still have trouble renting those.
We are thinking on changing the "spread" between the two. Right now there is only $10 difference. We are thinking of making $25 or $30 a month difference.

Annie, i have found exact same issue. Hence.my question. Sounds like I need to keep the spread. --24.193.x.xx |

I'd charge more for the unit that is hard to rent, then they think they're getting a deal................charlie
