Hello everyone,
I am always searching for the best long life durable flooring for my rentals. Has anyone found something better than tile and hardwood? I don't like the engineered flooring. After 4 to 5 years they seperate and seams show? Has anyone found a new product that you are happy with? Thanks in advance..... --108.93.xxx.xxx |

Well, the absolute worst flooring that could be laid down is rolled vinyl flooring. On a friend's advice, I installed it in a kitchen. It easily tears, isn't that easy to repair, and it bubbles in spots when wet. After 3 years, I tore it out and replaced it with commercial vinyl tile. I have run the gamut of flooring over the years. Restore original hardwoods...All carpet...Carpet in the bedrooms, tile in kitchen and baths, Cheap laminate...etc.
After a couple of recent home cleanups where my time was spent cleaning and repairing grout, broken tile...uugh. Going forward, I will only be doing, full house Alure (click together type) It's a single plank design (looks the best) It's plastic (great for kitchen and baths)and because I can do the install, affordable, enough. ($4 sq ft-ish).
Like many here, I deplore carpet and the stains and smells that come along w it.

Allure Vinyl plank by Traffic Master, sold exclusively by Home Depot. The glue strip kind, not the click lock.
Durable, thick, easy to repair, very water resistant, comes in a variety of colors and tones, looks great!

The Luxury Click Vinyl 7MM from Lumber Liquidators. Also Home Depot has a product called LIFEPROOF, it's a Click Vinyl Floor.
When you buy a 1 to 5 mm layer the floor can dent and the wear layer is extremely thin, go for the 7mm click vinyl flooring.

I started using Allure about twelve yrs ago. the 6" x 3' have stood the best no issues however....the 1' x 3' in wet areas have to be replaced after about 5yrs has been my experience. --161.226.xxx.xxx |

ll-o-the-flies. Funny you should say that...I built a customer a vacation cabin a few years back. I still do the one-bys on diagonals for the sub-floor. Put down w large head, ring shank framing nails. The customer liked the "look" so much that he kept it as his finished floor. Yup, gaps, framing nails, splits and all. I still shake my head at that one. I wish I could get away w that in a rental.

Noise control with rugs in my duplexes. Olefin berber.
Vinyl tile squares in kitchens because a melted piece can be dug out and replaced.
