LUBA NY,on another post you said a house has to have a certificate of occupancy to be sold in your area.Is this a law?Who enforces it? What county are you in?I am in Fulton county area and I buy a lot of low end needing work type houses here and have no such requirements at all. --72.231.xxx.xxx

This is a copy from the code:

Upon the sale or transfer of any improved real property, including an individual condominium unit and an individual cooperative unit which, for the purposes of this section, shall be considered a piece of improved real property. An updated certificate of occupancy, issued no earlier than 60 days before closing, shall be required before the premises or unit may be used or occupied. It shall be the obligation of the seller to apply for and obtain the updated certificate of occupancy.

I have never had to deal with such a thing,most of the sellers I deal with would not be able to get there house to this situation to pass.Any idea how they enforce this? do they stop a deed from being filed? --72.231.xxx.xxx
