What's the best way to notify a tenant that you want to do an inspection of the unit? This is the first year of their tenancy. They've been in the unit for 8 months. I want to do the inspection before I send them a rental increase notice.
In Oregon, the state is requiring that I most notify the tenant at least 90-days prior the rent increase. Thanks.

Tell them you need to inspect smoke detector batteries, furnace filters etc.If the state tells you they need a 90 day notice for rent increase I would put it in my lease that they will get an increase automatically on the anniversary of the lease and I would call that more of a notice than is required --72.231.xxx.xxx |

Send a note - Oops, we missed the 6month inspection of cabinet water leaks, smoke detector required by insurance company, basic welfare of mechanical systems - trying to save you energy in the next 6 months. --76.188.xxx.xx |

Bill the Oregon requiement is a minimum 24 hrs to enter the property or home, inspection is one of the reasons to include showing for rent or Sale
If your agreement allows email is good for this assuming you get a reply, just ask for one..
Add this to your areement if its not already there.. --162.247.xx.xx |

Fortunately in California the landlord must inspect and test smoke detectors every 6 months, I change furnace filters every 4 to 6 months. --75.22.xx.xx |
