Wondering what percentage of your net worth is tied up in what type of assets.

For me it is about 72 percent rental properties/28 percent stock mutual funds, stocks, ETFs, and bond funds. No other business assets.

What say you?

As I examined this issue back in 2005, I found myself with too much in real estate. Even with earthquake, fire and liability insurance, I needed diversification. From close to 85% in real estate, I re-adjusted my holdings so real estate was down to around 70% (Quality properties and not a lot of "C" class stuff), and moved into investments that could easily be moved in and out of with little sales load. --47.156.xx.xx

About 60% rentals, 15% stock, 25% private lending to RE investors. I'd like to pick up some more rentals, but at current prices it just doesn't make sense right now. The lending gives us the ability to be more nimble in response to market changes.

I'd be interested in knowing whether each of you CHOSE your asset allocation or whether it's a reflection of taking advantage of opportunities as they arise. I thought I was done after buying our first rental, but then this second one popped up... --204.210.xxx.xxx

Interesting observations so far:

Busy, wow, just a tiny piece of your overall picture.

Robert, if you made adjustments to pare back around 2005/2006 your timing couldn't have been much better.

Robin, early on I was more invested in the stock market, then branched out slowly into RE. After a bit I decided to only invest IRA and 401k money in the stock/bond markets and to put everything beyond that into RE. I do like to take advantage of a situation if it seems favorable at the time. As far as your 25% private lending to RE investors...that's very interesting. I have been kicking that idea around for quite some time, but not explored too deeply. Are you satisfied with your returns/risk in this area? --50.45.xxx.xxx

Hey Lisa, that's a pretty large cash stash. Do you anticipate being able to put it to work anytime soon or just gonna sit and wait?

WMH, well I was thinking net worth as opposed to income but I love it when you have high producing income off of low cost assets.... double points for that.

As for me I hardly have any cash right now. I'm using it each month to pay down my HELOCs and that high 5.25 percent loan. Wow, never thought I'd be saying that 15 years ago. --50.45.xxx.xxx

Oops! Well, I reread what I typed. Should have had another digit in there. Twelve-fourteen.

Still lower than most. My house are not valued very highly, in fact tax valuations keep going down, and I am not counting my personal residence in there, as I'm not leaving my house until its pine box time. --172.58.xxx.xxx

50% real estate (15% personal and 85% investment)

50% stocks (IRA)

We are slowly converting the traditional and 401 IRA to Roth IRAs.

Would like to start using the roth IRA to invest in additional real estate.

As we build up cash, we use the cash to buy another house, so, the real estate percentage will continue to grow.
