Tell them that unless it is because they failed due to the credit report, you only receive a Pass/Fail from the screening company. That is what I've done in that situation at least. I leave it at that and don't go into further detail. I also would never want to say that I declined them because of what a past LL told me (I'm going to protect them no matter what, just as I would hope they would do for me). --50.45.xxx.xxx |

Your a landlord, you should know this -- it's kind of important! If you have been running credit checks on your applicant AND the reason you've turned them down was due to something on their credit report -- YOU CAN NOT TELL THEM THE REASON! Only that they are being turned down because of the credit report. You must send them a form/letter and from that they can ask for a Free Credit Report from that Credit Service. --47.156.xx.xx |

I made the mistake of being "too honest" with an applicant who had numerous unpaid utility bills. In response to applicants, I flat tell them - they had an eviction 3yrs ago on madison court and owe the landlord 2300, credit in collections (clothing store, electric utility) above my rental amount (from court access not a credit report), so it is not all about the credit check but how they got there. I ask them before I take the fee, do you have this stuff - Oh no Mr. Vee we should be fine... well it isn't so good when the birthday matches and I have printed it out a few times, they thought cause they moved the eviction did not count - but the property restoration is what prolly did it, you should contact the old landlord because once it is paid off he has to report that to court which clears your record, then the faces are nearly as long as the highway leading from Cleveland to Columbus... --76.188.xxx.xx |

__ drivers license copy not included
__ income verification inform
__ credit report
__ another qualified applicant completed their information before you
then some line about if you were denied due to credit report you can contact transunion at .....

If a credit check was done on all adult applicants where there are numerous judgements then tell them to fix the problem with credit bureau. Usually they substantial amounts where they can never fix the credit problem. --185.25.xxx.xx |

I do what NE does. 13 years of land lording. Never had anyone send me a written request. They know. They want you to talk so they can argue. Don't fall for that trap. You have made your decision. There is nothing more to discuss. You don't "owe it to them" to tell them over the phone.
Once I decide I don't need to talk to someone any more, I save their phone number as "Don't Answer". When "Don't Answer " calls, I follow my phone's advice. If they get obnoxiously and start calling every 2-3 minutes or bombard me with texts, I block their number. Technology is a valuable tool to preserve our sanity. Good luck.
