I see people here saying they allow dogs because they have hardwood floors,.
You do know that even a little dog urine (I don't think different species matter much) will stain a hardwood floor with a black stain that cannot be sanded out. (according to 2 different companies that I use)
Some people think it gives the floor character,...me ,..not so much,..(the stain can be very black)
As soon as these guys see that stain,..they always say,.."oh they had a dog" --66.30.xx.xxx |

I second Vee. Properly sealed hardwoods using urethane will not let the urine get to the wood. The old wax finish, not so much.
You are correct, urine or other acidic liquid will turn raw oak black so deep that it can't be sanded out. --50.26.xx.xxx |

I rented a home to a divorced women with children -- all over 15 years of age. Their dog was living with the dad and when he moved he returned it to his x-wife and kids. Within the 3 years of tenancy, the dog had many accidents which cause damage to the flooring.
So I gave them several choices:
1) The dog was not part of their tenancy and they had no "Pet Deposit".
2) I could take the depreciated value of the floor and replace everything, charging them their fair share -- around $2,000.
3) I could hire someone to remove the damaged sections and replace them (I saved extra boxes of flooring). Since the floors were engineered hardwood and pre-finished, the floors didn't have to be re-sanded or stained, just replace. My estimate was around $1,000 -- for my replacement flooring material and labor.
The tenant had a pre-move-out inspection and was given an accounting within the legal time-frame. I had on file a $1,500 deposit of theirs. There was other damage to the house, around $500.
They didn't respond so I had the floors fixed, I did it my self (I'm a licensed contractor). I then sent them a letter that they floors were fixed and their deposit was used up.
Their attorney contacted me and they wanted their deposit or else! I sent my x-tenant pictures of all of the damages with estimate from other contractors. They now understood that had I let others do the work, the damages could have exceeded their deposit by two fold. They were glad that I kept the costs down and wasn't trying to take advantage of them. --47.156.xx.xx |

Oh i have that house! Used wood bleech (special produce) helped alot but sanding did not help. Wood bleach lighted it enough that you call it character and it really turned out nicely. --99.203.xx.xxx |

Our own dogs had issues as they got old, or sick (cancer), and we have some spots. I put a very small amount of regular bleach on some of the spots, that helped a bit, but I was hesitant to get aggressive.
Living room now has large remnant of carpet laid over very good pad. Not installed, so we can lift corners should we need to air it out.
For anyone who is wondering how well un-
installed carpet works, I'd absolutely do this again. No tacks into the oak floors, whole thing cost under $500, very nice thick carpet remnant, no issues with shifting rug. It was just a little heavy to wrangle a 12' X 21' roll of carpet, but with two of us, wasn't bad. The pad we put down should keep any further accidents from getting to the floors. --172.58.xxx.xxx |
