Just did a showing. 40 minutes. This was the second showing. Brought a tape measure and measured all the rooms (including the garage). Asked what every light switch was for. Asked how long I've managed the property. Asked how long it's been vacant. Asked how long the neighbors have lived next door. Asked what the maintenance policy is for how long things will be fixed by. Asked to change the thermostat to programmable one. Asked how the prior tenants had the place set up. Asked to put a security system in. Asked how old the appliances were.

I think by now you get the idea. Some of it was legit, but a lot wasn't. I was then informed this was actually for the granddaughter who was in the military (thank you for her service). She was used to living on base and having anything fixed within 3 hours. She is also more picky than grandma. I think this was going to be someone that would be calling me to come over and kill a spider.

At the end, I finally had to tell her that I had another showing and had to go. She was pretty upset that I wasn't going to stick around any longer so she could look more, but I didn't care. I do get that renting a place for a year is a big decision. I don't get what the relevance was to most of those questions. Maybe it's me though. I'm not sure.... --72.202.xxx.xxx

Are there items that you could choose not to fix that might keep her from wanting to apply? One of my criteria is to meet everyone and have everyone that will be living there see the apartment. This is because I have gotten to lease signing when the spouse arrived that hadn’t seen it and didn’t like it. That's what grandmothers do. Had one hover over granddaughter and fiancé and baby. Didn't matter though. The little criminals smoked pot, stunk the place up like skunk, male lost his deli job and got stuck outside all winter pumping gas due to skunky smell, I'm guessing. Carpet had asphalt and oil tracked all over it. They left since I complained about the smell and I was going to turn them in soon. Even with hovering grandma, the tenant could be a dirt bag. It's all about the tenant. If you can't interview her and get a sense of who she is pass on that. Just say, I'm sorry but I have to interview the actual tenant and I have others interested. If the applicant is deployed somewhere then hopefully you will get it rented before she shows up for an interview. --73.178.xxx.xx

I just rented a place to a couple where she is in Florida still and he is here living in the barracks. I worried about that BUT he Facetimed her the entire time, showing her inside and out. And he is Coast Guard so BOOYAH pre-screened even though I still did all standard checks.

They asked several questions the next day, all reasonable: Will the place be totally empty and clean or will they have to haul (current resident has a LOT of stuff LOL!) Who do they contact if maintenance is required? How do they pay the rent? (Check, cash, online, etc.) and a few others I forget. Stuff like trash pick-up, etc.

She signed lease yesterday via PDFFiller and he completed his today from his phone. They sent security deposit via Zelle. First month's rent not due yet - we say it's due before they get the keys and that's not until July 1st.

I'm saying this to emphasize they asked more questions than some of my standard applicants, but they were all reasonable and thoughtful and showed good reasoning skills! --50.82.xxx.xx

We took a tenant by e-mail & sending pics since she was in Alaska. Found her on Craig's List (yes, there are a few out there). She sent a letter of job offer in a nearby county, she did not want to live in that large city. I stepped out in faith because I don't like taking chances but my gut said do it. I was concerned because personal check she sent for $1,500.00 wouldn't have time to clear before she got here and her county employer would not verify her position w/o written approval from her! Yes, I was a little nervous but she is great so far and I am glad I did it.

We have some that require a lot of babysitting and hand holding and I do not like it. (dead smell couple is one) --71.51.xxx.xxx

Then keep considering it until you find someone else. Then you can say you decided not to change the items not needed.

I think this is a tough call. Grandma is obnoxious, but she won't be living there. Just because grandma is a terrible PITA, doesn't mean that the granddaughter is difficult.

Is it possible to talk to the granddaughter on the phone and get a better feeling for her personality? Let her know what level of service she will get so she can decide if it meets her needs.

Send her list back, with a note about what will be repaired and what she would have to accept and live with.

Is granddaughter going to be separating from the service or will she still be in service but living off base? --174.216.xx.xxx

Well, had another showing last night at this place. The gal that came in had seen it a while ago and decided to pass. They changed their mind. It's right down the street from her workplace and she decided that was more important. So far, everything looks good. Hoping she passes.

Doogie of KS, EXCELLENT dodged a PITA. GM was a pita AND Granddaughter is a PITA too...

WHY???

Because Granddaughter was feeding off the Grandma when she called requesting multiple things to be be repaired.

The thermostat issue: Sure a programable with iPhone access can be installed however, $50 rent increase month. NOW if there are repair issues that you need to address then thats understandable.

WHY do landlords have stuff in the unit from a previous tenant. One of the posters mentioned they had stuff in the unit that will be moved out. WHY do landlords show a place with stuff/junk from previous tenant in the unit. OH WELL!!! --99.56.xx.xx
