I am in the process of doing a major overhaul to my lease.

Thank you to all YOU that I have for the last few years copied and pasted lease verbiage.

I have successfully used the Pay Day Plan concept. However, I have incorporated it as an payment Amendment. Those of you that offer this choice to your customers, from the beginning do you have two different leases? One for monthly payers and a separate Pay Day Plan Lease? Or do you have it organized as an Options?

I am trying to get rid of Amendments and Agreements.

I have a couple options right in the lease - check the box that you choose & fill in the blanks for the due date information & rent amount.

I only do an addendum if something comes up later to change terms in the original Rental Agreement (I don't call it a Lease, since that alludes to a 1-year term). --68.10.xxx.xxx

Copied/pasted directly from my lease, except rent amounts are redacted.

Rent. TENANT(s) have initialed next to the rent payment plan that shall be applied to this lease agreement.

_______ $XXX.00 Monthly (pay 1 time per month), due on the 1st day of each month. 12 payments per calendar year.

_______ $YYY.00 Bi-monthly (pay 2 times per month), due the ______ & ______ of each month. 24 payments per calendar year.

_______ $ZZZ.00 Bi-weekly (pay every 2 weeks), starting _______________________________. 26 payments per calendar year. TENANT understands some months will contain three bi-weekly payments.

TENANT has been informed of the different payment options and understands that each payment plan has a different total cost for a calendar year. TENANT understands and agrees that choosing the bi-weekly or bi-monthly payment plans may result in different total cost over a year’s time than paying Monthly. The Rent payment plan may not be changed more than one time every 90 days, and TENANT agrees to pay a $25 processing fee up front and sign a payment addendum from LANDLORD before a payment change is effective. Payment plan change requests are subject to LANDLORD’s written approval.

Rent is due on the day scheduled at the office of the LANDLORD or other such place LANDLORD may designate to be considered on time. Payment may be in the form of cash, cashier’s check, electronic funds transfer or money order. Personal checks and credit cards will not be accepted.

My kease is clear: it shows each price and they initial their choice. Done.

Addendums are not leases. I have watched them thrown out in court. And why bother with extra stuff? KISS.

@ Sid(MO) Thank you. I was hoping that you would answer. I have copied language from you over the years. I like your directness.

@Brad(IN) Thank you. That is exactly why I am re-organizing my Lease/Rental Agreement. Even though the last section of my lease has a place where you list all additional addendum(s) and states that they are apart of the Lease. I think it would be cleaner and less open to legal debate with a tenant and in court. --173.31.xxx.xxx

I have my lease in a word processor with all options included. When I am prepping the lease for a new tenant, I delete all of the options except the one they are using. I want to avoid ambiguity or the possibility of confusion during lease signing. --166.137.xxx.xxx
