Have you guys dealt with someone that was not on the lease wanting to discuss about the deposit or any matters? One of the tenant claimed she is too busy to deal with her deposit and any matters about her moving out. She signed a letter giving permission to one of her friend to deal with of it for her. Is there anything that we need to be cautious about ?

A letter is worthless. The tenant must get a Durable Financial Power of Attorney, or she takes care of it herself.

People make up stuff like this all the time, then later when something bites them in the butt they will SWEAR you never had permission to discuss "THAT THING." Don't fall for the trap. --173.19.x.xxx

Being too busy is suspect. However, I wouldn't be overly concerned as long as I had the tenant actually sign off on stuff, however having to document stuff for this purpose is extra work, so I wouldn't deal with it. It would be different if the person was sick. --207.172.xx.xxx

If the person assisting is on file with the courhouse and the tenant is on the docket you may speak with them otherwise it needs to be someone who has a credit check on file and was approved to be on the lease otherwise they are a moot party. --76.188.xxx.xx
