Have you guys dealt with someone that was not on the lease wanting to discuss about the deposit or any matters? One of the tenant claimed she is too busy to deal with her deposit and any matters about her moving out. She signed a letter giving permission to one of her friend to deal with of it for her. Is there anything that we need to be cautious about ?

While I wouldn't care because I want things taken care of as quickly as possible, for me, there is nothing to discuss about the deposit. I do the reconciliation and that's final ... no discussion is involved before or after. --72.70.xxx.xx

I send out a statement, listing every detail where some of the security deposit went to, the person who signed the lease, not a representative.

If the tenant neglects to give me his/her new address, I send the statement to the vacant house, it may be forwarded or returned to me, which is a sufficient proof that I sent it on time (within 21 days after physical move out in Los Angeles).

Security deposit is:

- To help the LL to bring the house to about the same condition as day one, not better, not worse. Including things like damages, cleaning, and many more.

- To cover unpaid rent due, late fees, key that wasn't returned, etc.

- For legal fees if there was an eviction. --99.59.x.xxx

We have a situation where the tenant's dogs have ruined the carpet with urine and left a bad odor. We are wanting to replace it. Tenant's friend are wanting to see if they can have one of their friend replace the carpet and send us the bill where we can deduct from the deposit. This is not what we normally do. NO WAY should you change your normal repair procedure. You may very well need to treat stained & stinky subfloor & who knows what else to have it done right. They will just want to do it cheap, and not care if it starts stinking again as soon as the new tenants move in.

And only communicate with the tenant, unless it's a situation where they are really incapacitated and have a legal power attorney. NOT because she is busy. Really!! Aren't YOU too BUSY to deal with this extra "stuff"? --68.10.xxx.xxx

for me this is a non issue. They already returned the keys, correct? Send the deposit statement with a line (it's on mine already) that this is the final deposit reconciliation with no adjustments. then, no need to ever know they want a friend to do work as you wouldn't be having this discussion with tenant or anyone else once they are gone. --72.70.xxx.xx
