I am wondering what is the new trend in paint color selection and finish for a small bathroom.
Thanks.

Is this with a pink 1960's tub, or a blue 1950's tub? :P With the pink tub, I recommend a light green and white tile. With the blue tub, try some beige and white tile. :)
If you listen to HGTV, they're trending towards more saturated colors-- hot pink, lime green, black, kelly green, burnt orange. That's all good for a homeowner, where one can say "I love silver!" and someone else can say "Highlighter yellow is the best!" but for a rental, it's safe to stick more with the neutrals, so that you appeal to the broadest demographic.
Our last few bathrooms, a friend of ours gave us a truckload of leftover blue tile. So we ended up doing white walls, and the blue tile was the color. Other times, we've done beige tile. Sometimes, like with a tiled wall, we'll run a strip of interesting tile as an affordable accent. I like having an interesting light fixture in the bathroom-- that adds a lot of character. But I try to keep the bathroom itself looking as neutral as possible, with one or two points of interest, so that it doesn't look out-of-date in ten years, which is about the lifespan of a trend. (Fads have a shorter lifespan.) --96.46.xxx.xx |

My first little house had blue speckled tile, in the tub area so I went with light blue. Then I found a stash of 1" mosaic tiles at ReStore with carribean blues, chrome, aquas, that I've been using as an accent when I put in white subway tiles. I plan to change my bathroom blue to a little more Caribbean blue.
So, for me, it was happenstance. The rest of my rooms are a color I mixed that is close to SW Popular gray. My kitchens are either that, or a soft green that went OK with the 1950s plastic tiles in one of the kitchens.
No matter what color is trending right now, in a couple of years it will be dated. That's the tough part. --172.58.xxx.xxx |

Last year the 'in' color was gray, this year my wife tells me it is purple. --72.95.xxx.xx |

If you do tile, I definitely agree with Deanna as far as staying neutral and classic with white subway tile. I'd use blue. gray, or tan/brown for an accent - all pretty neutral and not trendy.
If painting, I use semi-gloss on all bathroom surfaces in the same neutral color as the rest of the unit. UNLESS you can offer an upgrade to a color of the tenant's choosing (from your short list of colors) for increased rent. Of course, you can do that in any room. --68.10.xxx.xxx |

Add enough lighting! So important. For colors... Consider picking warm or cool colors... One or the other! Purple is the new in color! --99.203.xx.xx |

If you check Zillow.com the trend in colors is deep blue tone to purple for the bedrooms. Bathroom light blue. Hallway and kitchen blue. Living room a light tan.
