Well boys and gals... The RE market continues to be HOT!!! I just listed one of my flips and have a pretty decent offer that I am accepting today... Check it out at 7860 west palmetto in brew city... Sorry the pics aren't the best cuz we did our own pics this time to save some doe rae me... Got a lil greedy and started it at 129.9k since I knew the market was hot... I dropped it 5k and than 5k more and got an offer today at 116k.. The nice part about this one is that the crib was in awesome shape and everything done just about when I bought it for 65k... I ended up siding the garage, putting new door on garage with leaded glass, taking out shower pan in basement bath and putting in full tub with my famous tile job, new allure floor in basement bath, painted entire crib including gutters and trim outside, refinishing hardwood floors, tiling backsplash in kitchen and installing new appliances... I think I only had like 12k of updates here... ALL IN for 77k and we got 116k NOT BAD FOLKS!!!

If I didn't have 3 other flips going and doing makeovers of 6 other cribs and flipping my buddies other crib I could have literally had this flip done in 3 weeks or less... Unfortunately we are swamped with work and I still have a flip that I have had for over a year SITTING:-( Good news is we are starting to see the light at the end of the tunnel and my two other flips should be done in the next two weeks...

Deanna, I try to only flip maybe 4-5 cribs at most in a year... I do it more for a hobby and to keep my crews busy and the doe flowing in behind it isn't bad either:-)

I tend to buy a TON of stock such as doors/vanities/med-chests/tile/flooring etc... for pennys on da dolla so I am border line hoarder but in reality I use all this stuff in my flips and rental units... With this said, I tend to have expenses of 200-300k per year in materials plus all the labor etc.. I have TONS of carryover loss on my taxes... I generally allocate a heavier load of expenses each year on my flips vs rentals so my gains are minimal... I also do the shopping/tiling and overseeing of all my projects so I can do these flips etc... at a fairly low cost but yet show alot of expense:-)

Patrick, the tiki bar and pool will be opening soon... AS SOON AS THE FREAKIN SNOW MELTS:-)

I went to vegas last week with fefe and we were getting bombed with calls from irate tennys axing when the snow is getting shoveled/plowed etc... RU KIDDING ME?

Anyway, I am hoping to get caught up on my flips and 10 other projects going so I can enjoy some of the short summer we get... I am currently buying another 2 bedroom crib next week and fefe isn't real excited about it cuz there is no end in sight... Problem is I cant help myself... IM ADDICTED:-0)

Oh well, time for bed... Just got home from tiling another granite counter with subway tile backsplash in one of my town houses... I have tiled about 15 kitchens and baths in the last couple of months... I will have to learn how to post the pics again so you can see the fun and enjoy the ride...
