I've been using Outlook's Calendar function (or could use Google's I guess) and try to remember when I sign or resign a lease to put the renewal date in my calendar. That part works pretty well. What is harder to track is the 60-day renewal mark...I try to remember to put THAT in my calendar as well, but that's not always so successful.

What are your processes for lease renewal notices? (If you use annual leases, I know a lot of you don't.)

And I don't auto-renew the lease because my lease changes every year. It goes M2M when it ends, but I always want to sign a new annual one.

there is no time limit in outlook calendar. I post my vacation dates for my boss way ahead of time. I use it for ticklers to send renewal offers and then for 30 day notices (if needed) --104.218.xxx.xx

It sounds like you are wanting to have notice to yourself of when to do the renewal or the 60 day out notice.

I just use the calendar on my Samsun S5 phone. It lets me put in the date (S) one time and then I can set the reminder for a day out, a week out, a month out, a year out.

So I would have to set the renewal date and the reminder date and click the remind me option.

But you still have to remember to add the date a least once when you first start.

Great for reminding me when different insurance is due.

Once I put my kids birthday in, the calendar reminds me every year and I seem like a hero.

Not sure this is what you are wanting but sounds like it.

I had to go to the phone store the first time but it was easy after that one showing.

On a Mac, using calendar, you can setup an alert 60 days ahead of the renewal date event. You can have a popup alert, or what I really like, an email alert sent to your inbox. That way, I won't accidentally click it off the screen. You can add multiple alerts for the same event. That may be the easiest way to do it if you have a mac. I'm sure Windows does something similar. I know the phones do it, but they don't allow you to choose what type of alert so you can't do email there. --108.69.xxx.xxx

we use 2 sheets. One is a tenant sheet(s) in property alphbetic order. tenant name (these are in columns)next box rent next lease start date and end date then telephone numbers.its updated and distributed to desks car truck and offices.

we have a second sheet with a mini calander for example: 2018 has 12 months with lines (maybe 8) under each month. it has 3 years so 2019 and 2020 on that sheet and its legal size. what happens is you can see how many are due say for May 2018 maybe 3 lines with proeprty name and 5 empty. we use this sheet so we can regulate when we have leases expire so we can plan for say June and July with no expirations. Our lease has 12 months minimum which means we adjust end date as we see fit. --99.103.xxx.xxx

-lease auto renews unless res gives a 60 day notice

(no wondering or chasing for signatures)

-auto 2.9% increase. The anniversary dates are listed on our Resident Roster on Excel and sort by date. At our weekly meeting we review the upcoming dates. We send a text with the new amount.

Brad, I don't want to auto-renew because my lease is a living document. Something is always changing...a new clause, a revision. Usually as a result of a departing tenant's actions, or something I learn here or at the Convention.

Changes added this past year, for instance, are clauses saying NO STICKERS ON ANYTHING and NO PLANTING EXCEPT IN POTS...after I had to spend three hours getting bumper stickers off a fridge and had to pay a guy to rip out EXTENSIVE planting beds, trees, etc that a long-term tenant had installed during her 7-year tenure. --50.82.xxx.xx

I understand where you are coming from. Many times I too clarify and/or add to my lease as properties turn over.

If it automatically goes MTM, why not make it renew a year? Less to worry about or plan for.

I leave them on MTM after a year. I don't see why it's worth renewing another year. They're established in the tenant world and if they choose to go south, easier to remove in my opinion. --50.107.xxx.xxx

NE, NC only requires 7 days notice to break a M2M lease. Not enough time. If they are on an Annual lease and break it, at least I have their SD as a cushion. In a M2M I could not retain that for lost rent. --50.82.xxx.xx

as you know I'm a lease guy. Every year my job is to send out a new lease-- new dates-- NEW AMOUNT. If tenant doesn't go renewal-- its a heck of a whooper increase for the "PRIVILEGE" to go month to month. WHY

Because we are (even with 63 SFH's) a mom and pop operation. We like our OFF months and plan them accordingly by using renewal's we control to do it. (for example we have JUne &July with no expirations. Many in Sept, Oct all the way yo Jan. some in FEB thru April. We pick the renewal months when people aren't interested in moving. Keeps rents up.

NE - ANNUAL because I cooolect a lot of ELTs!

W - My lease is clear: 41 years experience molded into 30 pages of protection with the stuff like stickers, $50 per hour already built in. THIS is why I suggest every LL have a very thorough and proper lease.

Just a few days ago a LL bragged to me about how short his lease was, saying "I don't need all that extra stuff."

I still add stuff every year but at this point it's minor.
