The Niece of a widower who rents from me called and asked if I would check on Uncle as he had not returned her call from last week.

I found him dead. This was a first for me, and i was grateful to have a relationship with a detective who got me up to speed on what happens in such cases.

Take a few minutes to learn the process in your locale.

Here the first thing to do is call the police. The coroner needs to be next. Next of kin is usually the last to get called. --68.63.xxx.xx

Great reminder Sisco. No one ever wants to think about those kinds of things, but it could happen to any of us on any particular day.

How are you doing? --50.45.xxx.xxx

Thank you for sharing important information from what had to be an unpleasant experience. You are right: we all need to take a few minutes to think about this. I hope this wasn't too much of a shock to your system. Not sure how I'd respond to this kind of event, but maybe would take some time off to reflect. --173.17.xx.xx

Sorry for that shock!

We have had two tenants die on premises but luckily we were not the ones who had to find them...in one case we didn't know for weeks, no one told us. Neighbors all thought we knew, we didn't. Police/EMT handled it.

In the other case, neighbors did call and tell us, but the police/EMT had already handled it then too.

But we started asking for emergency contacts after the first one for sure - and not just for service! --50.82.xxx.xx

FYI In California a landlord must disclose a death on the property for 3 years unless AID's related. --75.22.xx.xxx

that is just such a stupid CA requirement. people die in houses all the time. quit voting for the idiots who promulgate these laws. eg now have to post signs in out restaurants that coffee causes cancer. Maybe why all the Californians moving to TX. ...we need a wall on the west side... --104.218.xxx.xx

Ridiculous rule, Jim in OC. What about all the old houses in New England? People died at home for centuries - it's only in the last 100 years, maybe not even that long, that people started going to the hospital to die.

In NC a death in the home is not a "material fact" and does not need to be disclosed. --50.82.xxx.xx

Thanks for my concern.... I am fine. Frankly, when I got no answer at the door, I expected he was dead.

My detective friend told me that they get several of these type calls where a person has been dead several days before being discovered. --72.172.xxx.xx

Stupid California. Person dies of a deadly transmissible disease and they hide the fact. Yeah, I know it's only transmissible from body fluids. But people that ill get diseases to complicate things like Clostridium Difficile. There is a strain of that which is almost impossible to cure. The cysts of that bacteria can remain on hard surfaces for five months. Good old California hurting people by keeping secrets. --69.141.xxx.xxx

That's good to hear Sisco.

As for California law, I recall watching some idiot on tv arguing how it makes sense for a new law to be a crime and have someone be forced to serve jail time if they don't call a transgendered person by their requested name. But if you purposefully infect someone with the deadly AIDS virus that is not. Gotta love those idiots! --50.45.xxx.xxx

Disco,

Yikes!

I dread that possibility. Had a murder once.

Son in law was a cop and did sad welfare checks frequently.

Process here: as soon as I suspect death (odor, flies...) do not touch ANYTHING (think CSI), immediately walk outside and call the police. Let them investigate, remove the body, and deal with the legalities.

The clean up is my problem. Need a company that does death.

Good movie on this for LLs: Sunshine Cleaning Company.

Best of luck!
