State Specific Question About: NEW HAMPSHIRE (NH)
I have a tenant that has been late a few days a few time, then March 2018 finally paid on 30th of March. Gave demand letter for April on the 3rd, no rent yet today 4-21-18. The lease is up on 4-30 and they have been told, explained and told again. I sent a letter saying I was not going to renew their lease and used some terms from articles on line for the letter. There have been numerous issues: 3 dogs were not "trained" as she said, dog poop not cleaned up, dogs not in the area I designated. House is a mess, carpets are destroyed by dogs and will need to be replaced. One wood floor is ruined the other can be saved. Water stain on ceiling from leak they knew about but didn't tell me (I live in same house) She got a DWI in the driveway, She call 911 on her husband and then hungup-to frighten him during a fight. Dogs have had many run ins with people and police and court issues. she really is crazy, I don't trust her here at my house. She said she was going "to talk to me on 4-30, they won't be out till 5-15" I have new tenants coming in and need to clean as I know they are dirty and won't care or clean. Help.

Start an eviction NOW. You have new tenants coming in and you probably won't have a property clean and ready for them to move into.

Not sure when your new tenants are scheduled to move in, but I would call a lawyer Monday morning. If you served the demand for rent AND eviction paperwork on the 3rd, you should have at the courthouse by the 11th. Now it is the 21st. If you donít do the paperwork correctly the judge will throw it out so hire someone. Your other option would be to cut your losses and offer cash for keys to get them out by end of month. The problem with that is they owe you rent and damages so Iím not sure you would be able to go after them in small claims court after when the security deposit wonít cover rent and damages. --24.61.xxx.xx

Sorry to hear this.... but money talks and -/&:@/- walks ... tenants will tell you anything to get by.... just like when people get pulled over by cops.... they will say anything they have to..... stick to the timelines of the law... if they donít pay evict... your going to have to fix each unit anyways so not getting rent is just more money out the window..... --24.231.xxx.xx

The story has many more details than was explained and some people responding here just think I went and got new tenants without regard for cleaning. Not true just have to hold my flexible new tenants off 3 weeks and they are fine. I have renter my home out for ten years with no issues and then these two!! Weak man and crazy dominate wife. I do have documents and photos and the police have been here many times. Everyone is correct, at this point I just want them out!.. sorry for any typos .. writing on phone not computer! The point EJ is although you say there is more to the story the part you gave to us was more then enough to bash you.

Maybe you could have said to yourself-- you know I'm in a business with big responcibily of supplying housing to others. I also own the property and have a responcibily to keep it up physically and financialy. I need to get this deadbeat out and learn how to put in a decent person-- one who respects me and my property.
Numerous issues you listed -- great if you want to write a book-- not good when you want to make money at a business.
I am not the best LL. I am however a great business person with 35 years of doing this. In 1986 my wife and I had 1 rental and as of 2001 had 85 SFH's. I have heard 1000's of storys about tenants and not just here at this site. Bottomline it's not the tenants that are bad-- it's bad LL's who have the bad tenants. --99.103.xxx.xxx
