What is a good cost to rents recieved ratio. For example 100k home renting for 1000 per month etc... What do you consider good or average. What is a good ratio to use.

There isn't one, I used to go 2 percent and that was low, I replace all water in and out pipes so eliminate have problems there, then added new cables for countertop, laundry and bathroom gfci. the costly item is new windows, they like the ones that slide open - me too, there is a lot of factors. --76.188.xxx.xx

All real estate is local, for sure! :)

In my poor/rural/isolated town, we buy our houses for between $2k-$10k, and put in between $5k-$20k worth of work to make them habitable. DH picked up a package of 5 doors for $2k, and another house for $500-- some of those are running closer to $25k-$30k to make them habitable-- including any necessary roof work, electrical work, plumbing work, and gasline work-- and also including stove/fridge/hot water heater/etc.

But in general, I ought to be able to gross back my purchase price + renovation costs within 5 years, and more usually, within 3 years.

My 2-bedrooms rent around $450; my 3-bedrooms rent around $500, skew up for amenities, skew down for negatives that I can't do anything about. So the numbers themselves are crumbs, compared to what you get in an urban/metropolitan area-- but it's way cheaper/easier to jump in and get started, rather than trying to start a ll biz in, say, Washington, DC; or Boston; or Los Angeles; or San Francisco; or Seattle. --96.46.xxx.xx

Deanna, I had to laugh. When I first read a package of five doors, I thought, well, that's a little spendy. Then I realized, they came with houses attached! Lol!

Oh, I miss Texas!

B in Fl, I paid low prices too, but I'm not counting on any price appreciation ever. I'd be making lots of coin, but have a very nasty habit of over-improving.

Ten miles away from where I invest, I'd pay about 6X more, for only 11/2 times rent. But, there's be much less drama, and plenty of price appreciation. --172.58.xxx.xxx

@cjo'h-- It's really amazing how much rent can fluctuate if you travel half an hour this way, half an hour that way...! But on the plus side, you live somewhere that's full of history and scenery and a stable economy... :)

@WMH-- For sure. I remember seeing infographics when the ACA thing became a thing... a picture of a stressed-looking woman with two sad-looking kids... "Status: Single Parent, Two Children. Income: $240,000 (Includes $40k in deductions, $35k in investment income)..." And I'm like, "The average household income in my town is $30k... If the people in my town were pulling $240k/year...!"

@Busy-- And neither the doors nor the houses were anything to envy! :P The photos in my photo album marked "Barking Dog" was one of the set of five for $2k. There were five units on four properties. :) I put about $4-5k into a garage apartment (new garage doors, stove and fridge and toilet, all-electric central heat & air, insulation, painted the outside) and it pulls about $350/month. "Barking Dog" took more like a $25k renovation... I really ought to add another $6k and replace all the windows sometime, but it pulls $450/month as it is. One house (that goes with the apartment) is being used for storage, but could be turned into a rental sometime when I don't have anything else to do with my funds. One house is being worked on right now, and should hopefully be done before the Fourth of July. And one house keeps getting pushed onto the back burner. :) --96.46.xxx.xx

Because I bust my you know what to get a nice deal on an investment property-- doesn't translate into cheaper rent for next renter. That goes for flipping also.
