Well this was a first. We were cleaning up after some work at our apts today and one of my tenants came out with an entire chicken dinner for each of us, all wrapped and piping hot!

It was sooo tasty! :)

Just a reminder there are some great folks who rent.

I wouldn't have eaten that food. I did however have a tenant give me wild elk he got hunting that he brought up from New Mexico. Ha had just moved here and it was still packed in dry ice. It was still frozen, so I ate it. Boy was that stuff good!

Reminds me of the time one of the clerks put roach legs into my cottage cheese in the department fridge when I worked corporate. Or the time another one put her husband's heart medication into my coffee. Made me real dizzy on the way home. Yeah, she wanted to have an Avon party in the office next day and wanted me not to be there to prevent that. I was there and they didn't get their against the rules party. Never leave your coffee out at work. How did I find out? They talk loud and think white folks can't hear. --69.141.xxx.xxx

I have a tenant cooking story: Divorcing tenant is somewhat despondent at having lost his marriage. On a weeknight that he has the kids, he, on auto-pilot, attempts to make dinner. He forgets he's cooking and a grease fire erupts. He grabs the pan and runs for the back door, over brand new linoleum. When he hits the door, the pan is so hot that he drops it onto the linoleum floor, burning a hole in it. He calms down a bit, then attempts to make dinner on the barbeque grill outside his unit. Makes dinner, then takes the hot coals and throws them into the FULL large dumpster behind a 4-plex that is part of the complex. Of course, it starts a huge fire. Another tenant phones from the second story saying that flames are coming past her window! I tell her to phone the fire department. When they come, they see the dumpster is immediately next to the buildings' gas line. So, they put out the fire, then bring in a crew to jack-hammer the asphalt and put in concrete pylons. The jack-hammer action shakes up the old gas lines causing a gas leak. Did I mention that this is in January? So, the gas company comes out, smells gas and red-tags the entire 8 units. No heat for ANY of the units until the problem is fixed. Yes...it was a very cold week in Colorado. No, insurance did not cover the $10,000 cost of the repair. The only dammages I could claim from the tenant was the hole in the linoleum floor. I'm now a big fan of the raw food diet...Haha! Glad your dinner went well. Count your blessings! --69.130.xxx.xxx

RockyMtnLL of CO, Wow what a nightmare! I wonder IF the tenant had renters insurance IF your insurance company could have subrogated tenants insurance because it was caused by stupidity of tenant. --99.56.xx.xx

15 years ago when we bought our first building - a 4 unit - tenants woke us up in the middle of the night because somebody through a car battery through their big kitchen window. Very scary for them. We secured it that night and had it fixed the next day. They insisted they take us out to Applebees. Some of our best tenants ever. --76.92.xx.xx

In answer to the above questions - The insurance company said there were too many events between the tenant burning dinner and the gas line being shaken loose and too many people who could point blame at the others. As for the fire in the dumpster - no damages - it was all garbage anyway. As for the gas line - it was 60-years old. They said it could have been leaking gas before the event - so no, they would not cover it. It's been a couple of years ago now - I just had to show that unit again and saw the linoleum patch and it brought it all back to the front of my memory. The odd part for me still is when I think - the guy was a chemist - but he could not cook dinner for his kids without chaos. Unbelievable! But true!
