I have an opportunity to set up a rental as furnished, for a company with contractors in this area for 6 months at a time. The company would hold the lease; the tenants would change every 6 months.

These are desk jockey professionals so I'm expecting minimal damages.

This is new territory for me. What do I need to know? Are there any books or websites I should read?

Couches and chairs show the effect of what you put in.

Beds can be simple and not have headboards etc.

Who ever lives there is probably going to not have super high expectations, whereas the company is going to be pleased with your process. For example whether you state that you will be cleaning the comforters or having a maid service visit the home.

I definitely would not allow the company to have much say in what goes into the place. I would ask them to request what they need but not select the model or items.

I don't know if it can accommodate it or not or what kind of desk jockeys you'll be housing but along with internet and such.... well a desk. Keeps em outa the bars & such. Lol. I think Plenty has the right idea. I'd also put together a list of eateries and other helpful places for groceries, office supplies etc as a courtesy. Your lease is with the company so that's easy enough. If you have washer/dryer hook ups put in a wash & dryer. A lot depends on how much you'll be netting. That will tell you what what your budget is for furnishing the place. It's also a good reality check for folks like me. Oh yeah try to find out about the construction project. When the Olympics came to Atlanta I looked into rental companys to furnish SFH's. If you don't expect multi year contract that may work. Keep all receipts if you furnish. You can deduct furture donations on taxes if oyu get out of the business. --99.103.xxx.xxx

I was talking to a company who had bid on a school renovation. They were looking for an in-town place to house their workers for their phase of the project, and I had a 3/1 that was coming online about the time of their start.

They had said they would provide beds/cots, mattresses, and bedding for 8 guys. You'd have to look at your company and see if they furnish anything in terms of basic linen and furniture. In my case, he wanted to use the living room for a fourth sleeping space, so I didn't need a couch/end table/lamps sort of thing, but depending on what the expectations of the demographic are, I'd consider those for your guys.

I would have come up with a kitchen table/chairs and some silverware/dishes, like plates/bowls/spoons/forks/knives/cups. I'd provide a microwave for sure, and consider providing some extra kitchen utensils/supplies if it's the demographic that goes beyond frozen pizzas and pbj's.

I'd definitely suggest having a washer/dryer on the premises, so that your desk jockey professionals don't have to hunt down the local laundromat.

You might consider a tv, a DVD player. Cable if it's upscale, no cable if it's not.

I'd provide at least a kitchen trash and a bathroom trash can. You'd have to consider kitchen towels/washcloths and a set of bathroom towels/washcloths.

I'd provide a toilet brush, a broom/dustpan, a butterfly mop and bucket, an iron and ironing board, and a vacuum cleaner if you have carpet. I'd throw a few basic cleaning supplies into a cupboard.

I'd clarify with the company as to who's covering electric/gas/water utilities/yard care. In my case, the company had asked me to cover it, and roll it into one final price for bidding purposes. For your case, it may be something they allow you to bill separately. --96.46.xxx.xx

We have 2 furnished corporate apartments and they are pretty slick. Nothing fancy, but we did them right. No cleaning services, tenants are expected to keep them clean. Coin operated washer and dryer in the hall way that both apartments use.

I did give the interns that were living there a "Welcome packet" that basically introduced them to our city and everything that we have to offer as well as the bigger cities that are with in an hour from us. Might as well sell our city and when they are done with College and want a full time job, maybe they will look at our town.

Mind you, we are a small location of about 5,000 people - so nothing huge by any means.. but we have a lot to offer. --174.131.xxx.xxx

Cable service. Big screen tv. Nice bed with good mattress, double or larger. Take a look at a NICE hotel room and you will understand what these guys are probably used to and expecting. Smaller fridge probably ok but big enough for beer. And don't expect it to be real neat and clean unless these folks have been in the military. Dishwashers are everywhere now. It's got to be nice because if they bad mouth the place it's over. Good heat and AC is a necessity. --69.141.xxx.xxx

I have done corporate rentals with Travelers Haven. They

estimated all the items their client would need and scheduled a rental delivery. Everything was provided down to a washup kit and dishwaser detergent for the DW I do not have. The hardest part was getting the utilities put in their name, and having a rotating list of contacts who interfaced w/ me during the rental period. Perhaps you can get the company to provide everything. For sure charge a premium on a short term. When the rental company comes to pick up they spray the mattress with something for BBs.
