When I started doing this not too long ago, a 7/16 inch sheet of OSB was $4.84. I just bought one and it was a hair over $20. Holy cow. I should sell everything and go into the plywood business. --174.201.xx.xxx

NE, I was just reading that one of the reason for the (over) building in luxury housing is the price of materials! That plywood costs the same whether you are building luxury or "affordable" homes, so you might as well build luxury! --50.82.xxx.xx

I guess maybe there is something to that. I bought 50 feet of four wire oven line for the same project a few weeks ago it was over $150! Three bucks a foot for wire. Crazy. --174.201.xx.xxx

The first Water heater that I replaced (in 1978) was a 40 gallon natural gas Reliance - priced at $79.99.

It would be $535.00 today.

But if you really want to feel a mega sticker shock, look at copper pipe prices, then and now. 10 times the cost.

One major reason is China. China is experiencing a building boon, never seen before in the history of mankind, and they are buying building materials like there's no tomorrow.

I hear ya.

I Needed something to do, (Early Spring Project)

so I built a 10'x 12' Shed on my primary.

This was a Cadillac Build and even though I

HAD half of the materials,

I still put $900.00 into it.

(That's including my Lowes 10% discount)

Around here, a (Amish Built) Prebuilt goes for #2.250.00

This post explains why you all need to raise your rents,...especially if you are still getting the same rents you did 10 years ago.

The unit I was renting out when the plywood was $4.84 a sheet, was renting for $500 a month then. That property now rents for $745 a month. Unfortunately, it doesn't rent for $2000 a month to keep up with the inflation rate of plywood. --174.201.xx.xxx

When materials go up, so does labor. It's getting tough in most markets. More work than workers and it's driving up prices big time. --174.234.xxx.xxx

Love it.

The only thing that bothers me are the price of shingles. I had a used 1998 Dodge and got rid of it to buy a Toyota right when gas was going from a buck something to all points north.

Circa 2005.

When Catrina hit, plywood and OSB went crazy high then too.

What is interesting is there were cheaper prices on plywood and shingles in the early nineties but there were some 9.5% loans floating around. It would be interesting to look at the costs of mortgage payments and see who was making what then compared to now.

Which explains why my hubby checks out dumpsters in housing developments - he gets a lot of straight lumber, plywood, and OSB that just need a few nails taken out of them. --71.175.xxx.xx

Oh ya Wilma! My brother works out a distribution warehouse. The tractor trailers that come in have to be emptied and they throw stuff away all the time. Tools, vanities, plywood, lumber. Lots of building materials.

They won't let anyone take them. Drives me crazy. So wasteful. --97.35.x.xxx
