What questions we need to ask about animal? What type of shot or treatment are required?

What type of animal behavior are bad and we need to avoid/deny?

ESA animal has to behavior well too, I want to have some description or good or bad animal behavior list.

Meet the dog at the home and if it is aggressive toward you then reject it. It will be aggressive also when it is in your apartment. Dogs guard their homes and we expect them to bark but not to attack and try to bite and they should back off when the owner tells them to. CJ, Ally is right--you have to meet the dog. In the prospective tenant's current home! GO to the applicant's place and see not just the dog--but the condition of their home, filth? Smell? Any scratched doors or woodwork, Any broken blinds on the windows? Chewed furniture?

The dog should obey nicely when told Quiet, or Down, Off, Lay down, etc. It should look clean and smell clean. How does the family treat the dog? Does the dog act fearful when spoken to by the owner?

You should require a record (from a licensed VET) showing it has had all the required shots and is on flea meds. Vet should note if the animal has any illness like blind, deaf, bladder control, etc.

Your property should have a secure fenced area, part of the back yard at minimum. --108.87.xx.xxx

We have some townhomes, no separate yard for each unit. Some tenants have to put their dogs in room with closed door when we had to go in. The dogs bark very loud. Their dog does not listen to the owner at all. What can we do now? or in the future?

When I tell them that their dogs are aggressive, they all say their dogs are wonderful. --97.91.xxx.xxx
