I rent to students. I have an applicant who asked if I could provide a copy of the lease for her parents.
I can understand, since this is the first time she is living outside of the dorm.
Do any of you ever share the lease with prospective tenants?

I do, quite regularly. I consider it a plus when the student wants to discuss with their parents before signing. It means they will (hopefully) read it and ask questions.
I have one that I watermarked "PREVIEW" accross, that states in the footer that this preview lease does not constitute an offer of a lease to any application and that any applicant must still follow our application procedure fully. --131.151.xx.xx |

Ok, thats good as I am giving her a copy today.
Then this:She also texted me and said her parents wanted pictures of the house, so I texted her a front and back view from my saved pictures on the computer.
She texts back that they want to see the parking lot. I told her to just go over there herself and snap away because I might not get the "right" pictures for her parents.
I wonder if this is a PITA in the making.

If this is her first time renting, having a parent help her interpret such an important thing as a lease would be a plus for me. And I understand their safety concerns (which is why they want a pic of the parking lot.) I agree, let her take the pics.
Not necessarily a PITA. Just cautious, in what so far I would consider a good way.

Why should she make a phone call and ask all the questions to request the things she needs in about 5 minutes.
This way she can spend an hour or two sending text back and forth and she is "busy" doing important stuff.
After about the second or third text I get from someone (sometimes over an hour or more) I tell them I am done with the text and to give me a call.
I don't have the automated computer system like some on here do. Too much of a small potato business (aka mom and pop)

I've had some real velcro parents. They can be a PITA. On the other hand, they do a great job making sure Little Johnny gets the bill paid!
The other thing I have found is that a number of my student tenants are on the autism spectrum. Those parents have been advocating for their Little Johnny for YEARS and don't realize that they need to cut the strings. The university works on cutting them, and I do as well. If they manage to get out of here, they are often well on their way.
Of course, our career office also does seminars for students on interviewing, negiotiating for a starting salary, etc. Some of these velcro parents have a hard time letting Little Johnny do that on their own. --131.151.xx.xx |

I don't have a problem with sending my lease ahead of time. In fact I prefer to do it so they can read it and know what they are getting into. Outside pictures probably show they are concerned about safety.
If the parents are involved this MAY NOT be a bad thing. As a LL and a parent, I advised my child on a lot of things in her off campus apartment. I still advise her on a lot of things in her house. I am the first one she calls if she isn't sure about something dwelling related. Except electric, then she knows to call her father. I let her handle the stuff, but I tell her who to call and what to ask for or just explain how it works. I appreciate she knows that we have more experience in these things and I know she has to handle it, but advice is always appreciated. --96.236.xx.xx |

Do you require the parents to co-sing the lease? I realize most students are over the legal age to sign a contract, but since this is their first time out-of-nest, I think I would prefer to have Mom & Dad on the Lease, too, since this student has no rental/payment history to go on when making the decision to rent or not rent.
If Mom & Dad are willing to sign, that says a lot about whether or not the student would be a good bet as a resident.

I always email a lease watermarked SAMPLE that is document protected. I ask that they read the RULES section on page 4 because "we are hands-on landlords who actively manage our rentals. Please do not rent from us if you cannot follow these rules in good faith". We enforce the rules and want prospects to know it. If I never hear back from them again, that is fine with me. I don't do a co-signer either, for the same reason. The handful of times I've been tempted, the parent may not make it themselves once I look at the whole picture.
I DO look and require their student financial aid offer letter from the university. If the expected family contribution is the full cost of attendance (as reported on the university site), or if the only thing being offered is a Parent Plus Loan, I know that Mom and Dad can pay the bill according to their tax return.
I just scored one of those! Mom, student and I have agreed that the student will sign up for Clearnow, and I'll have his rent debited each month. In general, I'd rather do that than have them pay it all up front. Just safer, although I've done the full payment up front.
I had one that I needed to do that with, because they refused to do a FAFSA, so no SFA award letter. Dad didn't want a credit pull, and said he pays cash for everything. They wrote a check for the full amount for the year. I do have a lot of them pay a semester at a time, though. --131.151.xx.xx |

If I were doing student housing mom and dad would be seeing the lease because they sign it along with Junior and Little Princess. Junior and Princess are not signing by themselves. No problem with an advance copy.
We are doing remote signings anyway so we send it and they can look through it.
Without mom and dad feeling comfortable you won’t have that applicant as a resident.
No I don’t think it’s a PITA.
