Everything checked out ok on this one prospective's application, but a couple of stuff did not match. According to her apartment they said she did not give the proper notice and lease expiring in Oct. She said she did and she is on a month to month. Is it right to say her apartment said something different? I don't want to point finger at them, since I feel that it is confidential whatever info they provided. Should I give her a chance with higher deposit like 2 1/2 months deposit or pass??

I did asked the apartment again and they confirmed. Ye I am not totally comfortable with her. Going to pass. Just needed that assurance. First she said her dog is small so I told her it is $300 for pet fee then on the application it said 50lbs. Just realized she was lying before she even submitted the application.

If you're running credit, and you reject on reasons based on that credit report, then the rules are different, but otherwise, you can avoid confrontation by saying, "If your application is successful, I'll let you know by lunchtime on Thursday" or whatever a reasonable timeframe is. And then you don't have to follow up with the tenant and say, "I'm sorry, but you're not telling me the truth--!" because we all know how righteous people tend to be when they get caught in their inconsistencies... :)

Your silence can be their answer, and most times, they'll take the hint. Occasionally, they'll try and follow up for an explanation as to why they didn't get a call back, and then you can say, "Well, there was an issue with your former landlord. I need you to make things good with them so that they'll give you a good reference. Then we can look at your application again." Even if there's other things that are preventing them, like the "small dog" being 50+ lbs.

Rather than rejecting them, give them one thing to work on-- that puts the ball in their court, and occasionally, they really will work on it and come back and say "I did what you said!" And the ones who make the effort to live up to your standards have a good chance of turning out to be awesome, model tenants! --96.46.xxx.xx

This lady must be confused or she is confusing me. Last time she said she have her lease and checked it. She signed a 6months lease in Oct, which has ended and now it should be month to month. Told her info is not matching up, she needs to clear it up with her apartment, bc I believe her lease is not up until Oct and it would not be good if she is breaking her lease. Now she said she will call them to get a full copy. If I ask for a copy of her notice to move, could she make one up now? --47.32.xxx.xxx

you did verification check. you not obligated to share info from LL. if you rejected bc of credit ck then you need to provide them referral to credit agency. You should have list of criteria that you must provide per TX law if they did not qualify per your criteria. Email & mail to her and tell her thank you for applying. Yes verification check. They knew we look at rental history, background and income. Also send him a declined notice checking off negative from previous landlord and insufficient rental history. Even if they moved out and did not clean the place. They will never think that they were bad tenants. He have called many times and left angry email. Just had to put an end to this and call him back. After talking to him, he was ok but said yea that last place was not happy with him because he had to take them to court. So I was glad I have passed on this one. So today he called again, didn't pick up. I am done talking to this guy. --47.32.xxx.xxx

You should just provide him with a list of the checks you performed and let him know that he failed one or more of them.

I did not tell him what the landlord said, I told him that it is confidential to tell him what they said. After running his rental histories there was Negative stuff from previous landlord. On my checklist how should I reword it when it said negative from landlords? Every applicants I have taken always call to see if they have been approved or not. Do you guys not answer or disregard their calls?

you should have specific LL checklist for references. that way personal opinions are filtered out.eg was rent paid on time. how many times did renter pay late. did renter leave unit clean. was renter evicted. How many times was a pay or quit notice posted. does renter owe any fees etc etc. on YOUR list of qualifications you list all the items which are not acceptable eg no late pays, no evictions, no pay or quit notices etc etc . Then when you do not accept a person you tell them which requirements they did not meet and so you cannot accept their application. You should also have income level amounts and a minimum credit score. Then you don’t have to get sucked into calls. --166.137.xxx.xx

I have a list of questions, one of the question was if the place was left clean. They said left dirty and lost deposit. Thats where I checked off Neg from previous landlords on my rejection notice. The guy was on denial and did not want to be rejected. He also asked why I did not check his current landlord which was his family. He felt that it was insufficient verification. I'm like we just don't check with the family. They usually say everything is good anyways. One odd applicant. Just trying to see how I should revise my checklist for the rejection. Neg from previous landlords was one of the choices. Do you guys think I should delete that all together? Thank you for all the insights. --47.32.xxx.xxx
