Flat tops are hard to clean and must be maintained. Also, if a heavy pan gets dropped on it, the top will break. Go with coil for tenant use. --98.17.xx.xxx

I do coil unless house is high end or I inherit one bit when they break I replace with coil too. Burner cost about $28 to replace in a coil top. I was quoted $200 to repair a burner in a flat top.

The flat tops are not maintained and look awful when ruined. That being said for some reason people want them. If I have an ugly one I give the choice of keeping it or replacing with a new coil top (several times I've done this they lot to keep the ugly smooth top). Go figure.

Twice I was asked to replace with a smoothtop. Good tenants so I did for a $100 fee and they both got nice used ones. And I only agreed because these were known tenants and very clean. --75.89.xx.xxx

What is it with tenants and grease? I got sick and tired of cleaning coiled electric stoves and replacing carbonized greased drip pans and then having to clean the interior of the top (found a dead mouse once). My cleaning lady told me to take the grates and put them in a ziplock bag w/ a little ammonia over night to loosen the hard stuff (have not tried this yet).

After taking the coils apart many times they no longer sit flat on the top and become a hazard. I recently picked up a couple new flat tops cheap at the local Habitat for Humanity store. As a bonus I donated the old stoves to the local used appliance guy and got a free service call on a refrigerator(so far). --24.194.xx.xx

Natural gas if there is natural gas available. A lot less problems where newer stove have spark ignition for the burners. Tenants are reluctant to bang up a natural gas range as they are concerned about safety. It is matter of running a natural gas line then installing a adapter to plug into for power for the natural gas range. Natural gas stoves take less time to warm up along being much more economical to operate as natural gas costs less then electricity for heating. Here as there are extremely expensive hydro electric rates a lot of people are switching out stoves, clothes dryers to natural gas. --147.194.xxx.xxx

Unless its a high end rental I would use coil. Glass top gets scratched, can break, must be cleaned frequently and is very expensive to repair....impractical for most rentals, especially ontario which has no damage deposits allowed.

ge and frigidaire are lower end brands here.

I usually buy whirlpool stoves if possible.

Be careful of lg. In toronto most lg parts must be ordered by a registered dealer or technician, driving up the costs of the repair. --70.48.xxx.xxx

Another thing not mentioned is that when something boils over on a glass top, it rolls off the stove, down the side and to the floor. I like aluminum foil lined coil stoves. --108.69.xxx.xxx
